  • NEVER...NEVER.. buy Richmond American! The sales people are the best! Everything from them on goes completely down hill. The don't give you a real price until you sign the contract. You can't estimate what you house will cost until you schedule an appointment and visit the design center, where they proceed to paint you in a corner of most expensive items or below bottom of the line items with no real choice of anything in between. Kitchen packages on a $594k house are either $7k-10k for low grade appliances or 35k with no other choices or prices in between these! Really? No middle ground? The granite you have to choose from in no way matched the very out dated samples they show you. And if you don't buy the higher end priced granite, you have to pay $500 more to even see what your granite slab will look like! There are NO walk through stages of the construction progress as we were told. Such as framing, electrical, or any other stage. If we had not stayed on top of the construction things would have been even worse than they ended up being. Our house was estimated to be completed and closed on October 18, 2016 we did a walk through which was supposed to be a final with multiple issues. The house wasn't even complete! The fireplace wasn't installed, paint was incomplete garage door was in operational and so much more. We finally closed November 12 2016 without seeing or reviewing final loan documents prior to meeting for appointment with title company. Work on house was still ongoing. We were told we have only a 1-time warranty return call, and it must be prior to 1-year as that is when warranty expires. They advised us to use the warranty repair call closer to the expiration date in order to find all issues and have them repaired at once. Well, we have already called a plumber for the dishwasher that was flooding and not draining due to a broken valve that was damaged during installation. All the paint is flat paint throughout the house. They do NO SEMI GLOSS in wet areas. Like kitchen or baths. Therefore, do not splash liquids or fluids on any bathroom or kitchen areas or it stains and won't wipe off. Doors were installed on same wall as light switches be hind the doors. For instance, if you entered a room or the front entrance. You had to come all the way into a dark house close the door and turn the light on from behind the door! Customer service is terrible. Superintendent was terrible, loan officers didn't know how to do their job and constantly lost paperwork. The whole experience was and continues to be a complete disastrous nightmare. Never buy from the contractor. The subcontractors were even complaining of the pressure and time they were required to install and get out was so fast they were unable to do proper quality work. From electricians to painters. These house were just slapped together with sweat and glue. Many of my neighbors are complaining of broken tiles. I'm happy to say that is one issue I haven't had yet. Marbella in Providence is built very poorly. Buyers beware!!
