  • Rented a house via Apartment Hunter for a year. 1) When I paid my deposit, the lease was not available. They took my money and did not provide the lease. This is actually illegal. However, being by the time you find the place and put the deposit down your move is often well underway, I was stuck at this point so continued on. 2) After they sent the lease, it was riddled with errors. My real estate agent and I had to work hard to get the errors corrected. Some of these errors would've been in my favor, some not, but basically I like to have a clear, consistent well written contract that is fair to both parties. 3) on the day of my taking possession, they did not have keys for me. 4) They left the lock box on the house AFTER I had possession and thus any real estate agent who had the code could've come in after I had possesion. 5) The carpets were not cleaned before possession, I had to make arrangements to let the carpet guy in before I moved in. 6) The house was also none-to-clean upon possession. It did not look as if it were professionally cleaned before move in. It was dusty and unswept. 7) The property manager did NOT meet me for walk in. I had to fill in the walk in papers myself. I made sure I took pictures of everything. 8) Tons of things were wrong with the house. Eventually though, everything got fixed, except the A/c and the heat never really worked quite right. At one point, the a/c unit was shaking and making noise that could be heard from the road in front but I had to fight to get the property manager to allow the a/c people to come look at it before it broke completely. When they did come, it was just in the nick of time, so I was right to fight for this to occur. 9) it was rented with pool and advertised and in the lease that the pool would be maintained but the pool was never properly maintained and was, in fact, unswimmable. After I did an "intent to self repair" the property management team went ballistic on me. So I withdrew my intent, but thus when I left the pool was still in need of repairs. 10) The first property manager I had exuded hostility and was difficult to work with. The second was more pleasant. 11) In all fairness, we did terminate the lease quite well and all my deposit was refunded to me, which was as I deserved because I did leave the place in a better state than how I found it. In summary I would not recommend to a renter to rent a house from Apartment Hunters. From this experience I learned to try to rent houses really only from property management firms which have long term experiences renting houses rather than apartments. I also would not recommend to a house owner to lease their house via Apartment Hunters due to the fact that the lease was incompetently handled from the get go and this could've cost the owner some money. The competency level was low and the customer service was low. I am renting a house via a different property manager now, and had another property manager in the house I rented before, and so far both of the other experiences were MUCH MUCH better. So I do know from experience that bad customer service and incompetency are not par for the course in the industry. Overall, some good things happened with them, but too little and too late to make the overall experience ag ood one. Whether you are a house renter or a home owner, keep looking, you can do better.
