| - This complex is terrible. We noticed some problems at move in (like a water leak in the shower, and stair rail that wasn't attached to the wall) and requested maintenance to resolve the issue, and it took 4 MONTHS, yes, months for them to contact us about resolving the issue. The office is rarely open, and no one will answer the phone ever, so be prepared to go in and wait for hours if you need to speak to someone or have an issue.
They never change the air filters. Expect to see dust chunks blown all over the popcorn ceilings in front of the vent. We had to replace the set in our apartment on our own because it was filthy when we moved in and they wouldn't respond to maintenance requests. Definitely bad if you have allergies.
All the pantry shelves are painted, and they did not let them cure so everything will stick to them. - Also the cheap laminate cabinets are visibly water and steam damaged.
If someone else parks in your assigned space, be prepared to deal with it because the complex will not tow the car, or even say anything to the person doing it. At least twice a week another car parked in our assigned space, forcing us to have to park on the other side of the complex. Other issues with parking include, spaces designed for compact cars, but most people there have SUVs, Vans, and Trucks. The sprinklers are also very out of whack and spray all over the cars in the parking lot, and the water is so hard you will have to use a cutting compound to remove the white marks.
There are a ton of speed bumps in the complex, and they are extremely rough for a speed bump- so be prepared to drive 2 miles an hour through the entire complex, and destroy you suspension at the same timer.
The gates are always broken as well, so there is even less security- well actually the police are there almost every weekend arresting people- once we overheard for prostitution. Classy!
A lot of people have pets in the complex, which is all fine and dandy except they don't clean up after the animals, and maintenance does not spray down the rocks at all so everything outside is constantly reeking of cat pee ( That is if the people hanging out by the pool smoking weed continually causing the area to smell gag-worthy like poor low class trash for some reason made a snack run to the store) ( Please note: the 'security' they have walking around does nothing about it, just hangs out with people who are grilling at night, so if you also have a noise complaint from couples fighting or people blaring their music they won't do anything about it.)
There were also some neighbors on the first floor that never wore clothes at night and left their blinds open- great if you want a show I guess but probably not desirable if you have children around.
Please be sure to note that if you move in on the 6th of any give month, and your contract ends on the 6th so you move out and give your keys back on the 5th be prepared to pay a pro-rated amount of $530 just for the 5 days of the month. ( Not including any cleaning fees, damage fees, or utility fees.)
Also the washer and drier in the units are tiny and even after months of use smell like cat pee and have wads of fur coming out. The water temperature in the washer never gets past luke-warm so nothing actually gets get clean.
In regards to water temp there is no way of adjusting the water temperature in your half sized water heater. So not only is the water relatively cold ( never read at more than 99 when coming out of the tap) It isn't even enough water to fill up half a bath tub.
The heater and ac only worked in the upstairs of the unit, but the thermostat is downstairs, so it runs constantly.
The internet speeds are extremely slow at this complex, so don't bother paying internet services extra for better speeds. There are just too many people split off the one line to have good service. So don't expect to be able to play video games, stream Netflix, or even music.
It is difficult to even get a steady connection for using amazon.
The patch jobs in the apartments are terrible, so the ceilings and walls have a lot of mismatching texture and areas on them, also we could see visible water damage.
This complex backs up to Papago park, which is nice, however there is nothing else nearby. You have to either drive to Tempe/Scottsdale or further into the Ghetto of Phoenix to get to a grocery store. On the plus side there is a redbox machine about a mile away, since the internet is too crappy to stream anything.
**A positive note** There are an abundance of lizards all over the apartments, there were at least 30 on our patio alone every night in the summer, only one or two would come into the apartment every night. They were fun to play with, but it was sad when they would accidentally get stuck in the door and you would have to clean their bloody squished corpses up. Lizards are usually in excess when there is a copious food supply- Keep in mind what their food is, BUGS! :)
