| - I don't typically believe the negative reviews until I find out for myself, but let me just say that we're in the beginning stages of purchasing an OpenDoor home and everything is going exactly as explained by other buyers who have had bad experiences with this company. This company lacks communication in a very big way when you're making one of the biggest purchases of your life, especially as a first time home buyer. What they lack more is the ability to be honest in their disclosures and inspections and supposed repairs made to the home before putting it up for sale.
We put in an offer on a home after viewing the home a few times with our realtor. OpenDoor countered, it wasn't far off from our offer so we accepted the counter and ordered our own inspection to be done the very next morning. I am so glad we got our own inspection and I HIGHLY advise anyone else to do the same. Their website says before they buy homes they ask things be fixed like plumbing, electrical, and roof issues. I'm pretty sure this isn't true or they need new inspectors and contractors. OpenDoors report states they replaced the attic access in the garage and garage ceiling drywall, and they did even though the drywall is already cracked from poor workmanship. Here's the problem, clearly they were in the attic...so how did their inspection not turn up several split trusses. This is a major concern that any inspector will find (fix it now or fix it later, probably best look for the business to fix it now)
Next their report says they fixed the main valves and irrigation system, well it doesn't work. Water in front was shut off, turn it on and it doesn't work. And when you turn the main line on you hear a water leak somewhere. Probably best to fix this guys...your repair report says it's been done.
And...next issue. Their repair report states they fixed electrical conductors outside a junction box above master closet in attic. Not sure they did it correctly since the master bedroom switch controls an outlet, the master ceiling fan light, the south east bedrooms light, and the master closet light. Concern for an electrical fire hazard. Should probably be fixed as your report states.
Then there's other things like brick next to the garage falling off causing an issue where water intrusion may occur, trim not sealed properly, flashings not caulked or sealed correctly or to code. It makes you wonder who they're hiring to do their inspections and repairs.
So we sent our inspectors findings to OpenDoor and this is where I am getting very frustrated. Are you guys going to fix it our not?! Our realtor can't seem to get any answer from anyone other than OpenDoor "hasn't made a decision yet". If you're using the see how much our agent bothers you tactic to see how bad we want the house and not have to fix everything, that tactic wont work. If these issues weren't already known about and not disclosed prior considering the house has been under contract once before, they'll have to be now. But that's just me speculating, and I am probably not wrong.
UPDATE - if you don't give opendoor the full price offer and get concessions the home warranty is paid by you, the buyer, which was not disclosed. We got an email saying our warranty was set up with one guard under the opendoor plan, then at the closing table see that we paid for it. Had i known this i would have gotten a completely different home warranty with another company. DO NOT DO BUSINESS WITH THIS OPENDOOR. The irrigation still doesn't work even though they supposedly had a contractor fix it.
