  • Short version: Don't move in here, the grounds are always covered in dog poop, it's caked into the grass, the gate is broken every month, staff is lackluster, and rent is expensive. Avoid AMC owned properties at all costs. Long Version: Nothing has much changed in the time since AMC took over. Ended up renewing my lease because after a few personal issues I didn't have the funds to pay the deposit to live elsewhere. My rent is about 1000 a month because of the added "technology fee" (96) and "CAM fee". I live in one of the un-renovated units where rent is (technically) 780. The CAM fee is this handy fee for "maintaining the grounds" which is funny because the grounds are basically covered in dog feces at all times. The dog park had so many issues with refilling bags that the people that do pick up after their dogs ended up filling a trash bag with grocery bags so people could use them. I even told them the bags were empty and went out every day for about a week before it was finally refilled. I've just started hoarding my own at home. Also, the CAM fee is worded in the lease so there is no real set number on what it actually is that they are charging. Right now it has been at about 25 dollars. So, if I were you I would be wary of that. The exact wording in the lease is: "Resident's share of the CAM Fee shall be determined by the Owner and may, from time-to-time, be modified without notice. Contributions to the CAM Fee from all Residents in the Apartment Community shall not exceed the one hundred percent (100%) of the actual CAM Fee." But it never says what the 100% is exactly unless it is just the "amount" they pay to maintain this complex (even though, as noted before, it is covered in dog feces and dead plants). The gate is broken about every month so far, and it stays broken for at least a day at a time. I am only counting the days when it is closed, there have been times that they just leave it wide open and that is a solution for a few weeks, on occasion. So don't trust that this is a "gated community" because it will probably be broken. Only times I have gone into the office previously I have gotten attitude. So I just don't bother anymore. I've been in a few times recently and it was fine, but the complex is still gross. The rent is very expensive for grounds where the grass is dead, it was half-dead for a while, but it's almost all dead now (in the back, because the front is presentable for potential renters). I think rent for the renovated units starts at about 1,000 dollars. The units look great on the inside, but it is not worth it to live here. It smells like dog feces, the summer is the worst; it is disgusting and unacceptable. A quick search shows units that are much cheaper with the same sq footage and better maintained. I also noticed that they put the notice to enter apartments in the door at around 11-2 in the afternoon, which is when most people are at work and can't really make plans in advance for pets, to be there, etc. The lock on the mail room is just gone from the handle and has been for several months now, which is really disconcerting. There was also a day my front door wouldn't open, something had broken in it so I called in the morning, several times because they didn't pick up when they "opened" in the morning (which has happened every time I have tried to call the office first thing in the morning). So a few hours later they finally pick up, I had to climb over my patio wall to go to work, and I have a large dog. I mentioned all these things when I had to leave a voicemail on the "emergency maintenance" line. Well I don't hear anything back so I call back an hour later and the woman tells me that she already put an order in and that the repair guy must be busy. Lo and behold the repair guy shows up about 20 minutes later and tells my husband that he was never told about the issue an hour ago. So, whatever system they have is useless in emergencies because I don't know why they don't just CALL THE MAINTENANCE GUY ON HIS PHONE, which is what she did after I complained. I don't know why this wasn't just the first course of action. I cannot describe how annoying this whole situation was to me. The maintenance guys are actually super nice. I got a flat tire and one of them helped me get off my tire to replace with the spare. They're great. But I think they only come out and do things when they are told to, and I believe management is cutting corners to save money and adding fees to get even more. I don't necessarily think that is a problem in just this community either. I think AMC is the worst business and employs and trains their employees to do certain things a certain way. My warning is not just for this complex, but for AMC as a company in general. They own other apartments in vegas and I recommend looking into who owns the complex before moving. I know this was super long, but I hope it gives a glimpse into why this (expensive) property is not worth it.
