I did a 12 month lease here that wrapped up a few months ago and I couldn't be happier to be moved on and out. Staff is nothing special -- actually sub-par. Amenities are pretty good. Community is practically non-existent from my experience. Luckily I had a few friends that I made there at the complex, otherwise it would have been quite the drag.
My vehicle was broken into TWICE while there. First time, lost roughly $3,000 worth of possessions. Luckily the property insurance I was paying for extended to my vehicle and I got my money back minus $500 for the deductible. Second time nothing was stolen from the car as I left it gutted since the first incident, but the seats were pushed forward, glove box thrown open, rear seats dropped down, etc. It was obvious somebody went rummaging through and explored the vehicle to find that there was nothing of value. I informed the staff of both of these incidents and not only did I feel like they completely disregarded my situation, they didn't seem to take any major action against further prevention. It was ridiculous.
Be prepared to pay for full carpet replacement when moving out if you have a dog that isn't perfectly potty trained. The lease states that you're liable to pay for replacement if deemed "beyond normal wear and tear". Good thing the $35 pet rent a month + the $350 non-refundable deposit don't do a damn thing to support these costs. They'll ding you for just about anything regarding move out costs.
Overall, my few friends that I made while here were the only worthwhile takeaways. You're right next to the city of Guadeloupe... Guess I should've known what to expect.
I live in a home now out in Gilbert and finally feel at ease and frankly safe.
