  • I'm going to give this a fair assessment. While I did have more negative experiences than I would have cared for it is not the worst place in the world. Pros: 1) Inexpensive 2) Walking distance of downtown Phoenix 3) Nicely remodeled apartments 4) Air conditioning works well. They used to have central air but never fixed it. 5) Each apartment has a wooden bench attached to it next to the door, which I liked for relaxing outside 6) Has a pool 7) Studios are spacious and well laid out 8) Extremely nice and friendly apartment manager (Salina). They fix everything as long as you call. Cons: 1) Parking lot is the worst feature of this place. I'm going to dedicate several of my complaints to this single item. A) Spots in the Car Port are extremely narrow and hard to pull into B) The heliport pillars are literally right on the solid lines and easy to miss in your blind spot. I cracked my bumper the first week living here. C) Parking lot is completely unsecured and anyone can pull in and park or steal. D) Week 2 of living here, someone shattered my driver's side window and stole my iPod out of my car. E) Most of the one year that I lived here I chained my bike to the pool fence and then 4 months prior to the termination of my lease, the apartment manager cited Maricopa County regulations and stated that bicycles cannot be chained to the pool fence or anywhere within the gated complex. I was then instructed to chain my bike up in the bike rack, which is located in a fenced in area of the unsecured parking lot. The fence surrounding the bike rack is both not locked and also has a hole cut into the back. I warned her that my bike was going to get stolen if I chained it there and was informed that the only other option that I had was to bring it into my studio apartment, where the space does not allow for it. Sure enough, my bike tires were stolen within a week. F) I have had to park on the street a couple of times because the spots were all full and a speculate this is due to unauthorized vehicles G) A large pickup truck that parks here hangs out of the the parking spot into the driveway making it very difficult to pull out if you are parked directly behind it. H) The gates facing the parking garage are always open when they should be closed. 2) No grace period for rent. Everywhere else I've lived in both California and Illinois have had a 5-day grace period. Here they charge you a $50 late fee as soon as you are a day late, with $10 in recurring fees each day thereafter. They also lock you out of the online system when you are more than 3-days late, which only leaves you to pay it in person. Problem here is that the leasing office is only open from 9:00-1:00. I'm not a deadbeat and always pay my rent within a couple of days. Sometimes I simply forget. 3) Leasing office is only open from 9:00a-1:00p. 4) Mail service NEVER drops anything off at leasing office. I've had several packages that require signatures get returned to sender OR I've had to drive out of my way to get them. I advise not sending packages here. 5) I had a bad infestation of cockroaches my first 6 months BUT they bombed the unit twice and I never saw one again. However, they do not provide you with plastic to cover your things and the exterminator did not do a great job of cleaning up after his/herself. 6) Cold water does not work in the summer. 7) I've seen shady people hanging around inside the complex. I called the police on one individual who was hanging outside my door at 5 am. 8) Ground level apartments have windows that face the parking lot and the walkway, which forces you to keep your blinds closed at all times otherwise people can look inside. 9) Living room window does not open. Only two windows open: the kitchen and the bathroom. Both are small windows and thus its difficult to get good circulation in the winter. 10) No outlets in the bathroom. I have to charge my toothbrush in the kitchen and I had to get a "light bulb" outlet to plug my electric razor in. 11) Bathroom sink and tub clog up easy. At one point the bath tub was clogged for one week and I had to shower at the gym. They did fix it though and it hasn't done it since. 12) I got locked out of my apartment one night and the maintenance guy, who in his defense just started the job that week, did not answer the emergency line to let me in so I had to get a hotel. 13) Cold water in the laundry room did not work but they fixed it. Overall, the management does fix things that are broken, with the exception of the suboptimal plumbing that doesn't tolerate the extreme summer temperatures. This is a good place for someone who works downtown and needs to keep costs down. However, if you don't keep valuables out of your car, keep your eyes peeled for the pillars, and keep your bike inside, you will spend the savings replacing windows, bumpers, tires, and possibly bikes.
