  • I hired this management company to manger two of my apartment buildings. Initially the owner Jeff Hanrath was all about sales talk, minimal fees, good management service etc. But within a few months his true nature started to show up. My vacant units stayed vacant for 4 to 5 months at a time. The site manager did not show the vacant units. Instead he was having one of the existing tenant show the apartment, who had not skills for apartment business. Once I found out, I asked if she (tenant) was getting paid for the service. They denied, only to find out they did once I performed an audit. They paid leasing bonus to the manager, while his performance level was "F". My expenses sky rocketed. They were stealing money like there was no limit. They used a mainteance company for the work, which is actually owned by Jeff Hanrath. I scrutinized some of the invoices, and found out that the maintenance guy billed me for his tools. There was not trees or grass on the property. Just gravel. He charged two $75 each month ($150) for landscaping. I challenged it and they removed the fees for a few months only to add them later on. At the end of the year there was no income for the owner, instead I had to come up with over $10K out of my pocket to pay the bills. There were many other example of this company's frauds. They earn their living not by managing the properties, but by defrauding the owners. Absolutely horrible company - Stay far away from them. I fired them. Found another (non company) manager. My 2015 profit is over $31K. I am in the process of taking legal action against them.
