| - I moved into this complex right when it opened last year in April 2016. The front desk didn't even have a counter top or the decorative lighting installed above it. I signed a 15 month lease at the time, which is now up. ($1046/month total). I'll detail what I like about this property, and what disappoints me about it. I have decided to not renew my lease.
**Pros
-Cox 1 Gigabit Internet Available for $119/month, no contract / MINT laundry locker / LUXOR package system / interior USPS mailbox area / security cameras at entrances, exits, hallways, package areas
-Exterior Gates, Keyfob Entry into buildings/pool
-Convenient Access to I-215, Tropicana Beltway Center
-24/7 Hot Tub, Pool, Grill area, no walk-up units
-Maintenance is responsive and very professional
**Cons
-Rent has to be paid in person, there is a fee for credit cards. No online option to pay rent.
-Parking. Permitted for under covered areas, not enforced so you frequently are inconvenienced.
-Dog poop throughout the property that attracts flies in the heat since people are too lazy to pick it up
-The overall construction quality gives the impression this property was thrown up fast. Poor shelving, caulking smears, low quality rug, weird kitchen shelving heights.
From the recent reviews, everyone seems to be complaining about the management. I haven't had a negative experience with them, although they aren't that friendly either. There is a lack of consistency. People let their dogs poop wherever - on paths, in the rocks, in the parking lot. There is no enforcement to clean it up. It heats up, attracts huge flies and smells at the entrances. In addition you are supposed to have a permit to park where it's covered. Rarely enforced. If you work irregular hours, you'll drive around Building 1 and see numerous cars without permits. You end up having to park further away from an entrance that is close to your unit. Management seems to not care about the parking nor make it a priority, regardless how many times you email or raise the issue to them. The maintenance supervisor here is great. Work requests are handled rapidly and the guys are friendly.
As far as appliances, it's the standard GE ones everyone has out here. Range is gas. They have stainless steel trim. Flooring and cabinets look different depending on what floor you are on. Stack washer/dryer are nicer then the side-by-side models they have. No water softening is done, so deposits build up on fixtures. Simple Green works well to clean them. The rug in the bedrooms is cheap and retains a lot of dust. I vacuum it weekly and its amazing what comes out of it. I use a Filtrete air filter, instead of the cheap blue one they replace them with. Still a lot of dust throughout the unit, it's like they didn't' clean the ducts properly when this was built.
The shelving in the closets are a joke and aren't installed into studs. My closet shelves collapsed within the first month. Maintenance fixed it, but I ended up replacing them and adding a hanger bar and more brackets to prevent it happening again. Just again goes back to how fast they built this and the corners that were cut.
Noise here is absurd. I am next to the elevator, and I don't ever hear the elevator. I can hear the people on either side of me and above me. You hear kitchen appliances, TV noise, walking, dogs, doors opening, showers, conversations. The sound insulation is horrible. I understand these are apartments, but it again comes down to the construction materials and how poorly they insulated between units and floors. Compared to other properties, it's bad here. Normal TV volume, music playing, cooking noises, or phone conversations just filter through the walls and hallway.
The hot tub is heated and you can turn it on with a dial. It's nice. The pool is small, but there is a lot of patio furniture to hangout around. The grills are nice and there is a sink near them. The fitness room was clean and nice when it opened, I haven't used it since.
As far as security goes, people enter through the exit gate all the time and the gate randomly stops working. Doors get propped open and there are some random people cruising the complex. They sent an email out about a robbery that occurred, but didn't give any details. There is an on-call company that will send someone out, but their pretty rude when you call them over the phone. Now they have some walking security patrol at night, but it's a random people with dark clothes and headphones on roaming aimlessly around. I didn't realize they were security until I passed them in the hallway.
Overall this is a decent apartment complex, I decided not to renew based on the high cost for such little space and amenities you're paying for. You're paying for a decent location with convenience access to all the stores around I-215/Tropicana and access to the expressway. A lot of the minor things here could be fixed if management was more engaged with the residents and took action to correct problems.
