Closing out the lease was fairly uneventful. Apparently property managers will nickel and dime you on the way out, seems to be common practice from what I have read elsewhere.
1. remove tape from window, removal, of nails / screws, touch up paint where needed of nails / screws, touch up paint where needed, sink stopper replacement, a/c filter replacement = $331.05
2. Add cleaning fee = $200
3. Carpet cleaning = $335
Number 1 is a bit iffy. No idea what tape they are referring to. I didn't put any tape up. I hung up two items so four nails total in a 3600 sq ft house. Touch up paint can be every place I suppose. Sink stopper was under the sink where the owner had left it from day one. SGI admits they didnt look under the sink so I get to pay for it. 2 filters were replaced 3 weeks before I left and 2 were left dirty (I got the house with all 4 dirty).
2 and 3 are legit. I got lazy and asked they take care of these for me. Actual charged fees compared to quoted fees were about 100 bucks higher though. I have a German Shep and she did make one stain when she got sick one evening and she sheds like nobody's business. So, again...even though higher than quoted. It is probably fair.
All in all. Leaving was a much better experience than assuming the property in the beginning. Would I use them again? No, I would not.
