| - I contacted Metropolitan thru an ad in the San Diego newspaper. " Invest in arizona real estate". I investigated their website, made an appointment to talk to them in person..ended up looking at property, buying one house. They sold me the house, found financing, did the property management, and made me look very smart as phoenix real estate went up rapidly. I don't have a problem with them making money every step of the way. It was so easy, that I bought another house from them and turned it over to them for property management. My problem was after two years they put one of their employee's into one of my houses, He was a pack rat and when he was finally evicted he left the place a real mess. It cost me 400 bucks to get it de-trashed. Metropolitan wanted 1600 bucks to "turn" the house, paint it out and clean it for the next tenant. In the phoenix area they lease out homes for one year at a time. My experience is that the tenant quits paying about month 10, gets evicted, then you have to pay to clean, paint, etc. then metropolitan charges one month rent to place a tenant, then charges 75 or 100 bucks a month for the management. I property manage my houses in san diego and have not had the problems that the arizona houses generate. When I tried to contact Metropolitan to sell them, they never returned my phone call. When I cleaned and painted the places myself, they felt like they werent clean enough (for their dead beat tenenats), so I changed management companies who didn't have problems renting them out.. In Metropolitan's defense, they were usually responsive by email or phone to the home owners association complaints that are mailed to the homeowner. Apparently these complaints are not unusual, because I have pretty much the same complaints with my new mangement company.
