  • My experience of foot dragging to cause the rate lock to expire was similar to others. I only wish that I had reviewed Erates on Yelp before attempting to close a loan with them. Brain Smith of Erates requested documents the first day of the 30-day lock. I provided them the same day and again 4 days later after "problems" reading the original facsimile. Ten days later, I got a request for additional documents from Kari van den Berg. All documents were provided prior to the expiration of the 30-day lock. Then, I get a document package including a fee of $1,560 to extend the rate lock. After the lock expired, I also received another document, a Borrower's Certification, that needed to be completed that had never been provided to me before the expiration. I returned the signed document. When I asked the extension fee to be waived, Brian Smith suggested splitting the extension fee. I said, no. Then, Jeff Norman, Erates Branch Manager, attempted to convince me that I should go forward and pay the fee since rates had adjusted upward. They were doing me a favor by extending the rate. What a joke? They could offer no explanation why I received the Borrower's Certification for the first time after the lock expired and why two weeks after the lock, they first requested additional documents. They are liars worthy of nobody's trust. Instead, you should consider AimLoan.com.
