| - Please do not use this property management company! You'll probably be SORRY!
In my situation, the current management took over the old management once this company was already under contract with me and the tenants in my condo. Too bad, the old manager seemed fine to me. And actually, while the tenants were living there, the new management didn't seem too bad either. I didn't hear much from them and I just assumed everything was fine with them and my tenants. I received my rent check each month from RPM and it was fine. Except, I did think it was a little weird when around the time of the one year lease of my tenants came up, I wasn't contacted to talk about the continuation or terms of my lease with the tenants; rather, just an email saying that they will be staying another six months. As I had wanted to raise the rent $25 - 50, I was a little upset about not being contacted about the terms, but I took it equally as my own responsibility.
HOWEVER, less than six months later, I did not receive my rent check one month from Real Property Management and I called them up about it. That's when they informed me that my tenants had moved out nearly three weeks before and that they had given their notice seven weeks prior!!! I was so upset for not being informed about their move out, and RPM's answer was simply, 'oh, sorry.' My condo was sitting empty with no one renting it, not to mention that the tenants hadn't fulfilled their current six month lease! Furthermore, RPMs only answer to advertising it now for me was a listing on their website (which I'm sure no one reads) and a sign inside my condo facing the walkway (not the street)!!! As I had just visited my hometown of Phoenix from San Francisco, this upset me even more, for had I known that my house was vacant, I would have proactively advertised and shown the condo while I was there. Much more difficult to do from SF.
After that, my condo sat untouched for two months. I asked RPM to put up a 'FOR RENT' sign on the main road and they told me they would (but didn't). RPM simply told me that no one was interested and that I could pay them $100 to put on more websites (I later did on the same website on my own for $37). Finally, I made it back to AZ, simply put a sign on the road, had a dozen phone calls within three days and immediately rented it. And this was all on the very last weekend before Christmas, which is typically a horrible time to rent. I'm confident that RPM did nothing to advertise and/or return phone calls to potentially interested renters.
Furthermore, when inspecting my condo, the carpets were dirtied with pet stains from the last tenants and the pet door was broken. This is something RPM should have taken care of with the last tenants. Additionally, when my new tenants moved in and turned on the power, the breaker box was old & broken, which was probably the case with the previous tenants; however, I was never contacted to repair.
DO NOT HAVE Real Property Management manage your property! They do nothing but collect rent!
