. "0"^^ . "I lived in Roosevelt Square, building C from April 2015 to July 2017. Here's the thing about Roosevelt Square, it looks cheap on paper but it's not. They charge you for everything. I have never lived in an apartment that charged you separate for extermination, garbage, water ... with all of these up charges and $30 pet rent it easily adds about $100 to my sticker price rent every single month. They often ran out of parking in building C and you can't buzz people into the building. Also be careful because they make you give 60 days notice for moving out ... this is kind of why I stayed a second year. The month to month rent is about $300 more per month than the regular 13 month lease rent and I kinda got trapped. Resign for 13 months or pay $300 a month more for the next 2 months. They will not give you money back if they rent your unit sooner. Also they raise rent more than the standard amount of 3% from year to year. The new tenants will still pay the cheap rate they signed you up at, but even though you have been a great paying tenant, they will still charge you more. It's almost like the penalize you for being a good tenant. The location is good and it's dog friendly. But it is not as cheap as it looks when you sign up. Additionally, they aren't great about giving back the deposit, and they didn't include itemized deductions. The fact alone that the didn't include the deductions isn't compliant with AZ renters rights. Then on top of that I got my check after 14 days. They do not follow the rules and even lost the paperwork I signed when giving 60days notice. They won't allow you any room for error as a tenant but they make mistakes all the time and it's supposed to be ok. I actually had to get a lawyer involved and had him send a letter so I would get my deposit back. Based on Arizona real estate law they did not follow the rules for returning the deposit. Had I gone to small claims court there's a chance I could've gotten double my deposit back. However, I needed the money and I decided money in hand was better than waiting and dealing with the headache of trying to go after them. Be careful living here. Sure the location is great, but their operation practices will cost you as a renter. I've never had a more complicated rental experience with so many additional charges. You would be better to rent directly from a condo owner downtown as they charge flat amounts without so many additional fees. Check the Zillow for rent section or craigslist.
