When I agreed to rent the property, the house was in the middle of changing property managers from an unknown to Property AZ which I heard terrible things about but I figured I would give them a chance. Upon moving in and completing the walk thru, the house was turned over to me on the lower end of fair condition but with issues that needed to be repaired. The one major issue was the carpeting that had a strong stench of cat urine, especially in the third bedroom which could not be utilized due to the stench. After about a month, property AZ finally had someone come to clean the carpets but unfortunately it did not take care of the issue. I continued to notify my property manager about the issue at which they finally sent another company to clean the carpets about six months later. This corrected the problem temporarily but the stench eventually returned. I continued to notify the property manager and quarterly inspector about the issue but nothing was done. When my lease expired, I stupidly agreed to sign another year lease but with the discussion to have the carpet replaced. I was notified after signing my lease that the carpets would not be replaced due to the owners financial problems. A year later, I finished up my lease agreement but unfortunately property az never addressed the carpet issue. I met with Amy from property az to compete a walk thru but was notified upon her arrival that she was only collecting the keys and that a professional inspection company would complete the walk thru. I reminded her that I took possession of the property in not the best of shape and that I was returning it in better condition than when I first rented it. I also reminded her that I have been dealing with the cat urine smell for nearly 2 years and nothing was done on there end to correct it. I told her that I also wanted to be present during the inspection to ensure I didn't get charged for items that were there prior to me renting the property. She said she would notify me when the walk thru would be completed as that was my right to be present. I received a text message from Amy 3 days later again around 1:30pm notifying me that the inspection was to be completed between 12:00pm and 1:00pm which had already passed so they did not allow me to be present for the inspection. This made me feel very uncomfortable about the situation and I had a feeling that they were going to screw me on my deposit. After nearly fighting with them for 5 weeks, I finally received my deposit back but unfortunately it had $400 deducted from it. They charged me for house cleaning (which the house was turned over in immaculate condition) and carpet cleaning. I had the carpets steam cleaned upon exiting but they decided to charge me because I couldn't show proof of them being professionally cleaned. The carpets were returned in better condition then when I first rented, except for the ongoing cat urine smell. After numerous arguments back on forth on returning the additional deposit amount, they eventually held their ground and refused to return the amount and hid behind lease paragraphs that protects them and not me. \nI find it funny that they charged me for items that profits them directly and not the owners of the house. As I'm reading all these positive reviews, I wonder just how true they really are or was my property manger that terrible. From what I witnessed, all maintenance and landscapers that I worked with were all connected in some way to property az by either relationship or family. I was forced to pay an extra $125 a month for landscaping that was completed by property az. The landscapers only mowed the grass once a month which I have never in my life seen such a high price to mow a small front and back yard....how can they get away with charging such high prices and forcing tenants to pay it in the lease agreement. I did agree to the charge but expected landscapers to do all landscaping which included trimming bushes, trimming trees not just mowing grass. I honestly would never trust this company again as I felt they are a shady company from day one and I have advised all my friends and family as well as my realtors network to not refer anyone to property az again."^^ . . .
