I have avoided writing a review for a whole year, until now. I am no longer a resident at Villatree Apartments, and I am happy that I made the decision to move out. The reason why I decided to write a review is to be able to warn people of what they will expect when moving into this apartment complex.
I moved into this apartment in November of last year. I was new to Arizona and needed a place to stay asap before I started employment. I came across Villatree apartments on Apartments.com which had higher stars ratings so I decided to check it out. When I first met Vanessa, she was really professional and polite and walked us through the whole apartment complex. It was not the best, but it also was not terrible at first, I decided to give it a shot due to the customer service that the leasing office was providing to my wife and I.
After being in apartment 211 for 3 months, things started to break slowly but surely. Our AC unit was out for the first 3 months of summer. We had to buy fans for each room in the apartment to cool it down at least a little bit. All the maintenance people did was clean the filter and put it back. Later on the chiller started to leak water that ruined the hallway carpet. The walls around the bathroom started to develop water damage, and mold became growing inside my 4-year-olds closet. After numerous complaints, they finally decided to move us into a different apartment unit which was 204.
Before moving in I was informed to do a walk through and list all the things that were damaged in the apartment unit. Once I wrote everything down I turned the list back to Vanessa. The first month in this apartment unit was better than the first unit we had, then, of course, things started to go downhill. We had bums sleeping on our stairs right in front of our door, our dishwasher was not working (which isn't to much of a big deal) and also, of course, our AC unit goes out again. We were then informed that the chiller unit went out in all apartment units and that they were fixing them. What the leasing office failed to do, was to let everyone know ahead of time, which caused residents to keep their chillers running in hopes it will get cool, which resulted in a very high utility bill.
We eventually moved out of VillaTree on 11/30/2017. 1 week before our lease really ended. We came back to make sure that we did all the cleaning. Left notes of what we will take responsibility for, and reminded the leasing office of the damages that were already in the unit prior to moving in. Two weeks later, we receive our "final" utility bill, and as I expected Villatree attempts to charge us for all the damages that were already present.
My wife tries to contact Villatree to ask them questions and Vanessa answered "thank you for calling villatree this is vanessa", the second my wife says her name, Vanessa hangs up and becomes unresponsive. I call in and finally get an answer from someone who was recently hired a couple months back.
My point is, everyone has different insights about apartment complexes, but please please read the previous reviews from prior residents who stayed here. The staff is unprofessional and inconsistent. The apartment complex is not sanitary. I will post the dumpster bin pictures of trash and furniture just sitting out with spills all over. The apartment complex is not gated meaning anyone can enter, and the rent will fluctuate every month. Also be mindful that when you receive a utility bill, that bill is from 2 months back and not for the month you just used. There are also a wide variety of roaches that climb through the vents.
I was very patient with this apartment complex for my time being there, and I should have reported them and took them to court when I had the chance. This apartment does not even deserve 1 star. They care more about their money then the residents.
My advice to the leasing office and PEM is to step your game up. Professionalism is everything, and it is very important to have a professional staff that is going to be consistent. Hire people who will actually follow up when they promise they will and hire a staff of maintenance people who will actually take the time to fix the issue and not cover up the issue. Also for the supervisor of the maintance people, it is unfair for him to use a golf cart to potrol while his peer has a bad knee and is in constant pain walking and trying to keep the place clean and safe.
