Unfortunately you cannot give this company no stars. When you are a tenant, they will refuse to fix anything in the house you are renting. Even the plumbing is your responsibility. They will harass you about maintaining your yard, as if it is a home you own and try to fine you for your grass. Although they charge previous tenants for not returning the pool key and door key, they will make you pay for a new one. They ask that you pay one month's rent as a security deposit and out of $1,350.00 they only refunded us $324.00! They charged us for "touch up" paint almost $500! Even though they make you get the carpet professionally cleaned when you move out and leave the receipt on the counter, they charged us hundreds of dollars for one stain on the carpet we could not remove. All landlords typically paint and replace carpet at their expense after you move out. This company charged $7.00 to replace a battery in a smoke detector! If you want to complain about the money you get back, they give you an email. They refuse to give you an address to speak to someone in person or a phone number and they will ignore you at the Marietta, GA office. Always send your rent check certified mail so that you have confirmation of when they received it. If not, they will charge you a bunch of $125.00 late fees for rent that was never late and you will be unable to prove it wasn't late. Oh and if you try and pay your rent online, they have a ridiculously high fee they make you pay to do so. Also, by making you have the utilities in their name, they are able to overcharge you for your gas, electric and water and will not provide you with a copy of the actual bills when you request them. Stay far away from this company. They are unethical, dishonest and have shady business practices. You're better off renting an apt!
