He recently completed a very large roofing project for me. Though he inspected different sections of the roof on two separate occasions before bidding and starting, he ended up finding different conditions under different sections of the roof: some areas had two layers to tear off, rather than just one; other areas were completely missing the decking from an apparently improper installation many years prior. So the overall job ended taking about twice as long as he expected, and used more materials than he anticipated as well.
Yet Ruben was always communicative, never visibly frustrated, and amazingly, did not revisit his initial bid, even to charge just for the incremental materials he required.
