I dealt with this company with my last apartment I lived in. As for moving in and the time when I stayed there I didn't really have any problems. All the problems came when I moved out.
I bought a condo downtown and I emailed a lady named Irene, who I dealt with from the start, and I explained to her that I had purchased a new condo and if it was possible to leave a month early. In her email back she said that would be ok and it would just cost $300 for the admin fee. I agreed to this and started advertising to try and find new tenants and she sent me forms for any potential new renters to fill out, so she knew I was looking for people. She ended up emailing me and telling us she had found new renters, she didn't tell us that she was looking as well for people to rent the place but that was fine, all was good. Then came the move out inspection where things became really unprofessional. I showed up and Irene was there as well as the people that would be renting the place. It was incredibly awkward going through the apartment with the future renters. Irene was incredibly thorough and took pictures to compare to previous pictures(of which could have been taken years ago or before we moved in, I don't know and I didn't get to see the pictures) I told her that if there are any issues then I could come the next day, as the inspection was on the 30th and it was a month with 31 days in it. She told me that she would inspect the pictures and let me know. I didn't hear back from her and finally emailed her about 2 weeks later and she said she had mailed a cheque to me. I got the cheque and instead of the $300 admin fee she initially told me, she charged $650+Gst. On top of that was a $26.50 Advertising fee and then a total for $175 for cleaning/damages. After this there were a few emails sent back and forth between her and I. The first email she claimed the extra cost was because she found the renter herself(she is asian and speaks in broken english and said that she might have not explained it clearly or I didn't understand) and I explained to her that she never mentioned that and that I would have found one if she wasn't also advertising the place in competition with me. Then she came back and said that it was because I broke the lease and they can charge the full month rent and they were being kind by just charging that and I informed her that she never mentioned that when I asked if I could break the lease and if that were the case I would have never broken it. She called and finally admitted her mistake and said she'd talk to her management. After a couple days I got another cheque in the mail but instead of for the $350 extra she charged, she deducted $110 because she said the carpet wasn't professionally cleaned. Unfortunately I can't prove that it was because I didn't keep the receipt, which was my fault. However, if she communicated effectively, like someone should do in this type of job, she would have reminded me to keep the receipt to show her but instead, along with the cheque and the extra $110 charge, she referred to an article in the lease that I signed a year ago and was supposed to have remembered.
When I broke the lease, the only thing she told me was that it would be $300 admin fee that I would have to pay. In that email, she could have gone into more detail and explain that if she finds a renter it would be more, she could remind people that they need to provide a receipt for carpet cleaning but instead she leaves it because it was in paperwork you looked at a year ago and chalks everything up to communication error. It is unfair to make me pay extra because clearly communicate in english(I am from China myself and have only been in the country 5 years but speak english fluently) and then when you get caught trying to rip people off, charge them extra costs to try and save a little money.
The company itself might be a good company to deal with, but I wouldn't suggest dealing with Irene as once you move out, she'll try and take every dime she possibly can from you. If you do deal with her, I would get everything in writing as the only reason I got some of my money back was because I had done everything through emails so I had the proof of her saying everything.
