Speaking directly to Ms. Lavinia C. As the owner of the property you had such "problems" with, I'd like to share my perspective of both the scenario & my experiences/communication with Kristen & this company: *{Shortened version: I trust AZ Property Solutions emphatically & KNOW they will continue to take care of me & my investment properties at the highest level!} The home listed at $1,700, competitive with nearby homes, though there's flexibility depending on a tenant's history/credit situation. I was told you were an impressive candidate; however I was told you could only afford $1,400-$1,500. Kristen went to bat for you about your background, credit & you being a nice person, to give me the full picture before deciding. Perhaps selfishly I, not Kristen, decided that the offer was too low & said no. Within 24 hours, Kristen called again to say the same promising tenant (you) had agreed to a higher price. I agreed immediately as I got the sense that the tenant (you) were excited about the home. I was sent a copy of the lease, at the same time the tenant (you) received it. Yes, the rent & the subsequent tax on it was listed in plainly on page 2 (page 2, that was seriously hidden huh?), & the pet fee, $250, NO breed restrictions, that's it! Nothing was hidden or jammed in after the fact! There were POTENTIAL fees that would be incurred as a result of negligence via late payments or violating HOA rules, in the "Additional Terms" section, again all standard! Saying these things were hidden is like saying you can't be ticketed for speeding because you choose to not look slightly to the right to read a speed limit sign! The sales tax on the rent is something that EVERY person/company has to charge on a rental, it's 2.0% for Phoenix & must be collected/paid. Anyone not doing this is renting illegally, period. In this instance, it was $1,600 + $32 (you know 2%). I may have lost some people with that complex & sneaky math, but when it's underlined & labelled it really pops; although it's a HUGE assumption you took a few moments to actually look over the lease. Look, all of these surprises you claim, could have only been surprises to someone who paid no attention at all or a person that had the intention of bullying/guilting/conning other's to get their way, plain & simple! By the looks of your review, I have confirmation of that. Funny that it's everyone else's fault but yours, everyone else acted like monsters while you're innocent & sweet...I'm sure! That must get you a lot of free lattes at Starbucks, but when you deal with someone protecting six figure investments, they'll do a far better job to call out your grift. If you acted like an adult, about to enter into a contract, you would have known about the tax, seriously who thinks tax is a hidden fee? Pet fees are ALWAYS a possibility when renting a home or apartment. Again all of the above were in bold and underlined... yet hidden, amazing! Now your "Stranger Danger" farce. You have a choice to either pay a security deposit OR forgo it by agreeing to 60 day inspections, which she must have agreed to in order to mention it here. So, a KNOWN rep. comes for 5-10 minutes to make sure the place is in good order, free of puppy mills & meth labs. So your snark about how they failed to greet & treat you like the princess you are; I say it's more plausible that they saw you falsely accuse them of lying, they realized your con & decided to move on from that insane diva after . Something any responsible business should do when realizing they are dealing with a head-case. I say that 'Lavinia' was once pleasant & sane, so those "harassing calls" were more likely attempts to reach that once sane person after the rambling & malicious review you vomited out. I too would be upset at that one-sided manifesto & at least ask you be honest, which you absolutely were not, though I'm sure you've probably convinced yourself it happened that way, in a very Eric Cartman like way! Now you say home owners should look elsewhere for property management? I say that Kristen et al did a great job in all phases! Once you revealed yourself, they did exactly what they are supposed to do; make sure bad and/or unstable people do not occupy investment homes, & THAT is what they did. AZ Property Solutions will manage all my current & future rentals. We've had no problem tenants, repairs are handled quickly via their vendors, & people renew often. To the folks that read Lavinia's review & believe it or allow it to influence them to NOT use AZ Property Solutions, COOL! It means you too don't bother to read contracts, listen to others, or be accountable for yourself. I thank you for not wasting our time. Move along to some else willing to be bullied and/or coddle your victimhood, thus allowing Kristen et al to continue doing great job managing properties for intelligent & sane owners AND tenants alike who aren't buying the 'fertilizer' you are trying to sell.
