I lived at Monterra for a little over a year. It was actually recommended by a friend who hails from a third world country; that should have been my first warning sign. I was in a pinch needed the location and price point. The best part about this complex was how easy it was to break the lease. One months rent and thirty days notice. (+) Expect to never walk around the block. The neighborhood is not the best. I managed to ride my bike to down 24th Street to Washington every day and wasn't bothered by it. So don't let that factor too much into your decision as there are much worse things about Monterra than the neighborhood. Do NOT go down 24th St after dark. Also there is no park for children to play in the vicinity of this complex. Traffic is ridiculous during rush hour, but some people like the close proximity to the L202 and I10. (=) Expect for management to be patronizing. I cannot say that more emphatically. But if you complain enough they give you gift certificates! (-/+) Expect to pay ridiculous amounts for water/electricity and for management to accuse you of keeping living frivilously. During my lease here I actually started showering at work, eating off paper plates, and saw a negligible difference in my water bill but the month they put in new grass the water bill went up by quite a bit. The A.C. broke and before that was likely drawing more electricity than it needed, thus my ~$400 electricity bill for a first floor ~1200 sqft apartment. For a little reality check I pay ~$300 in electricity for a ~3000 sqft house now during the same weather conditions and thermostat settings. Check the weather stripping before summer. (-) Expect for a multi-car family to be pulling their hair out. Parking is a tight and sparse with shared garages that nobody ever closes. Don't keep valuables in your car parked in the garage for this reason. (-) Expect to see the actual "Lord of the Flies" around Jul/Aug. These are the biggest darn house flies I've seen in my life, they could escape the fly paper that we had to decorate our apartment with. Probably due to all the nutrient rich dog poo lying around. (-) Expect cockroaches. (-) Expect for the pool to work but be crowded during peak hours. The pool is nice. Never had any problems with the pool. The fitness center is barely adequate but the treadmills were never broken. They have T.V.s in there and they provide wipes. (+) If you're not going to spend your precious free time, keep small children, park your car, or entertain your friends (who are terrified of the neighborhood) here then Monterra is for you.
