On March 12, 2018, I put a contract on a house in Drive, Sun City, AZ 85351. My agent is Brandon Tague of Home Smart and the sellers agent was Kurt Mayer of Coldwell Bankers. We had the inspection done the next week and found there were some major issues, especially the electricity. My agent reported to me that Mr. Mayer said he would have his handyman go through the list and fix everything. I said no. We sent him the BINSR stating that the handyman could fix everything else, but not the electrical. For the electrical I wanted a licensed electrician to repair everything. They signed the BINSR agreeing to fix everything the way I wanted. On March 22 I met my agent in the house to have some time to get some bids. On the counter there was a receipt for me to pay to have all the electrical faceplates changed to white and rollers. I paid the $125 to do this. But as I was looking at the receipt I realized that the person doing the work was not a licensed contractor. I asked my agent to look into this. Later in the day he talked to Mr. Mayer who after yelling at my agent, hung up on him after telling him the handyman fixing my electrical was just as good. He seemed to have hoped he wouldn't get caught and that the handyman was not licensed as he and the seller agreed to on the BINSR. He finally called may agent back and asked him we could resolve the issue. I said there was no way except to have a licensed electrician of my choosing come to check out the work that had already been done. We agreed and so on March 28, we all met Rogoz Electric at the house. Once Rogoz opened up everything, we found out that all of the electric had been done wrong and not up to code. When aluminum wires are connected to new outlets, they must be done using a Cu/Al splicer which is a purple connector and requires a special tool that only elrctricians seem to have. Otherwise the house is at risk for fire. While we were there Mr. Mayer asked what the connection was so he could get them online cheaper. Then after receiving the quote of over $2000 from Rozog, Mr. Mayer said he would try to find a cheaper bid. I said no, that after trying to go the cheaper way with his handyman, I didn't trust him and we had to use the company I wanted. We were all in the kitchen and Mr. Mayer went into a yelling fit at me. He told me the owner wouldn't agree and that I should go "pound sand" among other not so nice things. He was just irate and the yelling at me continued. Within a half an hour of this tirade he texted my agent saying I had to pull out of the contract so he could get it back on the market. I had no intention of pulling out of a house. I wanted the house, had put in the money for all the inspections and all. And we reminded him that there was a signed contract that he was in breach of by not going with a licensed electrician in the first place. At that point, my agent started CCing the broker at Coldwell banker, Rick about what was going on. Next thing, we knew, Mr. Mayer was agreeing to use my electrician to fix everything. I have to say I have never had such unethical, abusive and unprofessional behavior from an individual who represents such a major company. I'm horrified that this agent would have put me at risk by doing all the electrical incorrectly. I'm also wondering if the seller ever knew he had to pay twice for the same work just because the agent decided a signed contract didn't need to be followed.
