I come here when I visit my dentist (Avenue 14 Dental Studio). The food court is okay, it even has a Korean BBQ place (Koryo). There's an EB Games, so not everything is just for seniors (unless they're gamers). I haven't been in the Sears in ages. As others noted, it's conveniently located along the C-train line and a lot of buses go through 14th Ave. If you live in the condo towers attached to the mall, you can even get all your shopping done without venturing outside. W00t!
