Trust me. You don't want to rent from Colony American Homes. They don't deliver on near anything a landlord is obligated to do. The only thing they will promptly respond to is not paying your rent - which is something I did multiple times just to get someone to call me back so I could get urgent issues fixed in my rental home. Whether it was the mold issue, the lack of pool servicing they were obligated to provide per my lease, or a whole host of other issues Colony American did absolutely nothing. They don't even call or email you back regardless of the volume of communications on your end. Besides being incompetent, they're also unethical. For example, they took over a lease from the previous owner. In that lease, he had been paying the water bill so I never knew how much he paid. A few times he mentioned how high it was but I told him I don't really use much water. There was clearly a leak somewhere but since I didn't pay for it that didn't concern me. When Colony took over, they paid my water bill for about 6 months. Then, suddenly, they said I owed for all that 6 months of water. One of the monthly bills was over $800. Keep in mind, I live alone and my water bill at my new home is about $60 even though I have a water softener here and didn't at their home. I believe Colony American knew there were leak issues at many of the homes they bought (this is not an unusual problem here for people with pools and Colony was buying thousands of homes at a time) and chose to deceive their renters into believing their water bills were paid because Colony was unable to make repairs to so many homes in time. Basically, they used their renters to buy time to fix all the water issues they have. There's no way renters would let themselves be charged an average of $400/month for just water without complaining. Colony held off that complaining by paying the bills for them then charging them afterwards. Unreal. These guys are terrible. It was the worst business experience I've ever had, bar none. I moved out about a year ago and I'm glad to put that nightmare behind me. The staff in Las Vegas is unbelievably lazy and incompetent. They won't return phone calls, even once, but 3 of them will show up along with their lawyer if you take them to court. It might not be all their fault as last I heard they had maybe 10 employees to service thousands and thousand of homes. Many of these homes had owners on their last legs otherwise they would have held out for a better price than Colony offered. Many of them need repairs and other servicing but you won't get it in a timely fashion from Colony American. The judge here at the Justice Court ripped them a new one and mentioned her own home she rents from Colony American had serious servicing issues. One day, there is going to be an epic class action lawsuit against them. Horrible, horrible company.
