I have lived here for 7 years. We started in an upstairs 1 bed and moved down to a 2 bed with patios. There are problems with the property because it is old. The electrical outlets are sparse inside the units. The events that I have suffered include plumbing failures, cheap appliances, flooding, insects, "roof rats", jerky neighbors, air conditioner failure and other minor annoyances. But, like I said, the place is old.
The reason I stay is because the service is top-notch. The maintenance staff is polite and responsive. Major problems are usually fixed within 24 hours. There is a good response to emergencies during off hours and weekends. The office staff are pleasant and helpful. Connie leads a team that keeps their word. I do not see employee turnover. The rents are reasonable and the office staff have some discretion if one needs to split the rent into two payments for those months that money is a little low.
The security staff are also responsive and are seen patrolling the grounds whenever I am out after hours. I spoke to the local police and they claim there are rarely calls for problems at FITG. The office staff swiftly evicts troublesome tenants.
I like the fact that the parking spaces are limited because it cuts down on visitors. The dog park is nice and the pool is kept in good order. The feral cat program is nice because new cats do not come in, and one gets used to the old cats. Finally, the location is great. I am close to everywhere in the valley. I get to Laveen in 25 minutes and the Lone Butte Casino in less than 20 minutes. There are five shopping centers within 3 miles.
