| - After living here for almost 3 years, I can honestly say the 3 star rating is very accurate. Here is what they do great, and what things to be aware of moving in.
Pros:
1. Very well kept and maintained grounds/ facilities. Painting, gardening and cleaning are done constantly.
2. Amenities. Pool, spa, gym, dry cleaning service in gym and computer room. All well kept up and maintained.
3. Maintinence in home. They will replace anything in your home usually respond with in 24hrs and even had complimentary bug spraying when I lived there.
Cons:
1. Quality of tenants. Over the course of 3 years I saw long time good tenants leaving and being replaced with low quality tenants who smoked weed and cigarettes in non-smoking houses. Some tenants played loud music or had pool parties till late at night. I saw cops called and squads of police cars roll thru the property on several occasions. Towards the end men were loitering in the parking lots on a regular basis.
2. Mandatory random inspections. Spectrum management will, at their discretion, give you a couple days notice that they will enter your home with or without you there. They did this on a bi-annual basis, sometimes more often. Sometimes for safety inspections sometimes just to observe damage. However these inspections did not stop the people violating terms of lease such as smoking or having large dogs barking all day.
Overall, what you see when you drive up is a HUGE contrast to who lives on the grounds. There has been a shift in poor quality tenants and I'm not sure why.
Upon my departure I spoke with the then manager, Carla and voiced my concerns. She said that all tenants are vetted with background checks and pay stubs verification. However, I think the lowering of initial rent rates to attract a price conscious customer is the real issue.
