| - I've put a lot of thought into this post. The apartment for me was a negative experience and I would not recommend this complex to anyone for several reasons. I do want to be fair as these homes could likely be a good fit for some people.
Last year I was in between a rock and hard place to find a new home quickly with surprise work trip to Asia that landed on my lap. I settled with 1420 Magnolia because of the location. For me, that is where the positives ended. If location is your only priority in your apartment search, this place is for you.
Some of the apartments are renovated, so I can't speak to them as far as the condition of the home. Those that are not renovated are dated and worn down - very uncomfortable to live in for those who like higher end finishes. I rented a 2 BR apartment within one of the buildings attached to the parking deck structure for $1132/mo. First thing I noticed upon move in is the concrete for the parking deck blocks all cell phone signals. Both Verizon and ATT did not work within the apartment. It seemed to impact the WIFI signal as well.
This is a gated community that requires parking passes. There's easily 200 units on this property and LITERALLY only 5 visitor parking spaces for the entire community. They are extremely strict on their towing policy - even though they don't need to be with ample space on the weekends. I had a friend stay over and their car was towed at $175 fee while there were 15 -20 open spaces in the deck overnight. Given that the gates are closed you'll need to have your visitors find parking off Park road and walk into the community. It'll be clear to you how extremely inconvenient this is when you visit the property. So, if you have a lot of out of town visitors, keep this in mind. Also, the parking lot across the community is very tight. People whip around the corners very fast. Management takes no strides to enforce speed issues on property. Those with kids, beware...
In terms of the staff at this location they are your typical corporate apartment management. After you've signed the lease you just become a number on an account balance log. I'll begin with the maintenance staff. Again, for a community with nearly 200 units they only have two maintenance staff. The first is a 40 something man who walks the property with a permanent scowl and is extremely rude when servicing your apartment. The second is an older gentleman. You'll recognize him by the long beard and permanent cigarette sticking out of his face. He doesn't speak and it makes the monthly email barking at residents for smoking in hallways hilarious when you pass him in your hallway and he's hauling off a cigarette. In terms of their service, it's the typical super glue and paper clip staple together approach you find at any community of this nature and the work is shoddy. Last maintenance note, very little water pressure here for your faucets and showers.
With respect to April, the community manager, she was very empathetic and easy to talk with. However, her hands are tied by the community ownership so she proved useless in addressing any complaints. Disclaimer here: If you're a 22-year-old recent college graduate, young professional, you will not have any issues with this next piece of the review. And I share this at the risk of the being the old man saying get off my lawn, youngins!!! HAHA...
The community is extremely loud. I cannot stress this enough. The management embraces the party culture at this location. For example, during the summer they even sponsor a DJ and blare music/bass from the pool. If you have a family or enjoy a peaceful day by the pool you're out of luck. As soon as the pool opens, think frat party every Saturday and Sunday. Generally, within the community the place comes alive around 4pm on Friday afternoons and doesn't calm down until Sunday morning around 3 am. Bass and house parties will likely keep you awake most weekends, if not just prove to be a general nuisance. I may be jaded here because of the particular tenants above me, but they would have house parties at least once weekly. This meant on Saturdays cleaning puke off my balcony and beer cans in my bushes and outdoor furniture. And before you sign the lease i challenge you drive by the place any weekend at 11 pm and you'll experience what I'm talking about. My frustration was with April's guidance to just call the police if I have issues. Although she was empathetic to the situation she provided no solutions and made zero accommodations to address the complaint.
In summation, for the price and location - some of the lower rate amenities and inconveniences this place provides may likely be worth it to some apartment hunters. My recommendation is you avoid this complex for the cost and consider upping your budget to live within this area - there are tons of of new options emerging. This is not a comfortable, adult, modern, or peaceful community.
