| - Jeff Barchi is a top notch realtor. I recently purchased one of my investment homes from him and highly recommend using him for your real estate needs.
Much like me, Jeff utilizes an analytical approach when purchasing real estate. This is a desired attribute when dealing with investment properties. Often times, it's not a matter of how a home 'feels' but whether or not the numbers make sense.
Being an out of town investor, it's important for me to have a local realtor that thoroughly knows the area. Jeff's knowledge of the micro communities within Scottsdale is impressive. We even looked at a few Phoenix areas that matched my needs, but ultimately ended up back in Scottsdale.
Jeff was efficient and organized when we came to view homes for a last minute 4th of July weekend. Even though we had only spoken two days prior, he had a stack of print outs ready when we met him and had pre arranged a route that would allow us to view the most homes. We ended up viewing around fifteen homes over two days.
That Saturday night, July 4th 2015, while most others were out celebrating, Jeff and I were working on our laptops refining the search and setting up viewings for the next day. This is the sort of dedication that is rare when working with a real estate agent.
Jeff is as honest a realtor as it gets. He never pushed us into going with any particular home. He merely provided objective evidence and anecdotes based on his experience. In one example, we were under contract for a home when the inspection uncovered some peculiar items. Jeff did not try and downplay the items but stated factually what he knew about them. We ended up rejecting the home and moving on with our search. A less honest realtor would have tried to close the deal. Remember, realtors don't get paid until a transaction is complete so they are financially motivated to close a deal. Not Jeff. He is 100% motivated to find his clients the right property, not the fastest deal.
Since I don't live in the area, I relied on Jeff to view homes on our behalf, and when we were in escrow, he took care of coordinating with inspectors, roofers, electricians, etc. He never hesitated to help with this coordination.
Before and during escrow, Jeff exhibited professionalism when interacting with the listing agents. He and I were in constant communication and never once 'showed our cards' to the other side. We ended up closing on a home at a price that was around $10K below the appraisal and listing price.
