  • Do not rent from this company! The property we are renting now is falling apart and the Owner, Mark tried to send a plumber who stated that we caused the damage and tried to charge us over $1000 to fix the shower handle that broke off because of rust. We complained to Mark and he tried to say "Are you sure the kids didn't break it?" We've been living here for 4 years with hardly any maintenance needed. But 4 years in a house built in the early 90's is bound to fall apart in the most frequently used areas. The shower handle is hard to break off and plumbing in this house is horrible. We have 2 girls under the age of 10 and I'm a mom that is on a schedule so I'm constantly with them even showers. Don't blame my kids for this house falling apart from regular wear and tear. The next plumber they sent out for a quote was more professional and fixed the problem the following weekend. Then the next guy they sent out for drywall because the plumber had to cut the wall behind the shower to fix the handle said that Mark was cheapskate and will not pay for quality work to be done. He will go the cheap rode with any job. We have leaks where there shouldn't be leaks and our property manager was made aware of them when he did his annual inspection with no solution. We are paying for water in a house with leaks. They've known about this since our inspection in March. And it's May now and nothing is done.The last property manager we had that Mark hired even sent a plumber that wore no uniform and proudly showed off his plumber's crack. It was disgusting! He was trying to fix the washer, which was probably from the 90's as well, because the hot water wasn't running through it....then when he left I called him back because the water pressure was only allowing a little bit of water to flow and he told me he was far away on the freeway and had to come back later in the week. So I couldn't wash my 10 loads of laundry for 2 weeks. When he came back, he came with his shady friend and they both didn't wear uniforms and I was home by myself. My husband was at work. The plumber stated that he couldn't do anything else and I told him to get out because he was incompetent and before he left he kept telling me "I'm gonna call the cops on you b*tch!" He was ghetto and SMART is the one that sent him. Now, SMART is adding fees with our rent without notifying us about what the charge is for. They raised our rent by $50 for the last 2 years and they ignore the issues in this house. The master bathroom smelled like mold because of the leaks. Water was soaking and standing behind the wall to where the base boards along the wall were lifted. SMART sent out another shady guy that just poured bleach all over the wall and tub fixtures. He called it mildew so I kept doing what he told me to do...keep pouring bleach. So instead of fixing the leak, they want me to put a band aid on it...and it's still leaking and the base boards are nasty looking from all the bleach. I will never rent from this company again but we stayed at this property because the school my kids go to is a five-star school and the community is very nice here in Summerlin. It's unfortunate that people like SMART don't keep in mind that we are a family living in this home. We are good hardworking parents and we always pay our rent on time. We know what type of people we are dealing with at SMART and I suggest people don't do business with them at all. They've had numerous property managers that don't stay and after awhile u start to wonder why.
