| - This was my first time dealing with a rental company. I used them from July 2015-Sept 2016. I had Michael Ray come in and sell this whole facade of how great and involved he was in picking the perfect tenant; that I could see the renters background and credit check; that he conducts thorough interviews/reference check and that I could buy insurance that would cover any damages that was over the tenants security deposit. This man gave me an example where a tenant broke a kitchen tile and they were unable to find the exact type of tile to replace the broken one that they just ended up replacing tile in the whole house-completely covered by the insurance. I was moving out of state and really needed an agency who would care for my property.
He was personable and engaging... and completely full of shit. I never saw any kind of background check, credit check, reference check... anything check. He told me they both had solid full time jobs. He said they had one small dog. He told me he did his homework on these people. What actually happened was he put two dead beats in my home, who had terrible credit and a past eviction..(I found out on my own).. oh! Not to mention, only one of the adults was working and they had numerous cats AND dogs.
These tenants were late about 7 of the 10 months they were in my home. I tried countless time to reach someone in the office and Michael Ray to talk about what can be done. They blew me off for MONTHS.. until I talk to Ken Neislon, who was just another person who was full of shit. He wanted to spend every phone conversation talking about how many offices he manages and how many homes are under contract rather than address the issue that his "real estate advisor" Michael Ray put two people who couldn't afford them rent.
Everyone who works for this agency is a scam artist. Everyone is a bullshitter. They don't care about your home one bit and they won't address or handle your concerns. They'll bullshit you into believing they are handling things and they actually don't care. Did I mention I live out of state? So I highly depended on their team-I mean I WAS paying them to manage and care for my property.
After speaking with Ken and demanding something could be done eventually the people were evicted-this was after several months of asking for this. Once they were removed from the property - it was even worse than I expected, which means - what the hell was Renters Warehouse doing when I was asking them to check on my property?!
There was spray paint on the outside of my house and drive way, broken off stucco walking into the front, tore up carpet all throughout the home, dirty/scratched up walls, piss and shit everywhere and other damage inside and outside. Not to mention these people left the majority of the possessions in the home. They mostly only took their clothing. Oh! Best part too. Their cats. Yeah they left their cats. Did I mention I was out of state? So Michael Ray goes over there and videos the damage-I almost lose my mind. He evens makes mention of the cats and animal feces in the home..Then, that smart guy, leaves and LOCKS THE ANIMALS INSIDE MY HOME. I call him and call him and text and email then I call Ken and then Joe Bratner who is absolutely worthless and they all pretend like the cat has been let out and is no longer in the home. But my neighbor said she noticed the back screen door was close and the sliding glass was open. So the cat was still locked in my house WITH the AC running- because Renters Ware House doesn't give a shit about their property owners.
All in all, going with this company put me in almost $10k in the hole.
DO NOT USE THEM. You will pay them monthly to put you into debt.
