  • The reply you see to my previous review below is pretty representative of Forward's ways. "Well, we follow all the laws." Oh yes, the Wisconsin laws that leave a great deal of ambiguity that favors powerful landlords. (In the particular instance I described before, they *did* accidentally break the law, but insofar as it was an accident and they tried to remedy the situation ASAP by leaving and making quite sure to call me every time afterward, it's not really worth fighting over. One time they scheduled a showing for early in the morning when I said I'd be in bed and got "we'll be quiet" without offer to reschedule as a response, but that, too, is legal.) As is typical of corporate landlords, Forward openly and legally offers you good, reliable apartments and service. And then they openly and legally charge you as much as they can get away with charging you for it. The rent in the renewal offer incrementally goes up, and when you leave they send you a giant 5-page packet of cleaning instructions promising to charge you if anything is inadequate. It's questionable if cleaning falls under "normal wear and tear" or not, but are you really going to lawyer up over less than $200? No? Oh, and did you know that Wisconsin, unlike many other states, doesn't say that the tenant only owes a proportion of the rest of the useful life of anything that has to be replaced, so they can charge you for the full replacement? Undoubtedly the $$ adds for them in the grand scheme of things. They fulfill their promises, their maintenance is punctual, the system functions, and they will do as best suits their operations just legally enough that it's difficult to justify doing anything about it. Other than complaining on Yelp, anyway. tl;dr: Jason M is exactly right: "Standard mega-conglomerate management company."
