| - Bummer. My husband and I decided to use Opendoor because we did not want to deal with the hassle of selling through a realtor. Our plan was to finish some small projects and contact them after the holidays. I decided to check out an Opendoor open house on a Sunday, just to get a better idea of the process and to check out the area we are interested in moving to. The house was actually exactly what we were going to be looking for, so I texted Opendoor to make sure the house was still available and ask about the process of doing a trade-in. I was told the house was still available and encouraged to submit the information on our house in order to obtain an offer; I was also told a representative would contact me.
When I returned home, I received a call from someone at Opendoor. I began asking about the process, but we were disconnected. After waiting for a call back, I decided to submit our information while my husband attempted to call the number back. My husband left a voicemail, but never received a return call. After submitting my information, I received an offer of $249,000 within a couple of hours, with additional fees totaling $29,000. We felt the offer was rather low and determined that we would not be interested in moving forward. I expected a reasonable offer with high fees or a low offer with low fees, but not a low offer with high fees. I received a follow-up email asking what I thought about the offer. I explained I thought it was low and he was quite willing to have me send some pictures and forward the information on to the valuation team. On Monday, I was told they were unable to raise the original offer.
Here's the frustrating part: in Monday's mail, we received a letter from Opendoor (this was a mass mailing and had nothing to do with our communication). The letter stated they believed they could offer "between $254,000 and $295,000". I brought this to the attention of the person I had been communicating with and explained it was upsetting and asked what would be bringing the value of our house down, especially since we have made significant upgrades in the last five years. He told me he would check with the valuation department and get back to me. He never did. The house we wanted is no longer available.
