| - Bella Solara has received huge backlash mostly from the community formerly residing at Camden Breeze. While a lot of these review and complaints are well blown out of proportion, a handful of them are legitimate. In attempting to be objective and fair, I elaborate on the basic points of the apartment complex, bringing them down to earth.
First, I will start with curb appeal. Recent renovations to the exterior of buildings, the parking lot, and the front office look good. Occasionally, there will be a mess or overflow of garbage at one of the dumpsters. Sidewalks in some areas are covered in a thin layer of dirt that gets muddy and extremely slippery when wet. It doesn't rain often you say? Well, sprinklers make them slippery every evening. Overall Curb appeal score 5/10.
Location and neighborhood are especially important if you don't have a car. Most ammenities you would need are within a couple minute drive, but only a few are very close for walking. Wholefoods is one of them, though one would typically expect you would at least own a car if you're going to go shop at such a ritzy store. Overall location score 7/10.
Safety is another concern. Just south of us is St Lucia, which you can tell if you ever drive by is a somewhat higher crime area; but within Bella Solara itself it doesn't seem to be that bad. Granted, we lived in a more front area near an exit of the complex, and your experience may vary, especially towards the back west and southern areas: that's where it feels less safe. The north/east side though I'm not at all uncomfortable to go out alone or with a dog even after midnight. Overall safety 6/10.
Now I will get into the infrastructure. We currently live in a late 90s/early 2000s-esque unit. Supposedly, units are being "newly renovated" for new tenants (presumably?), but I would always highly recommend always, not just here, that you have an in person inspection of the unit before signing final papers. It will be worth the paperwork. Anyways, in the 700 sq foot 1 bedroom unit, we are provided a washer, dryer, and dishwasher with modest performance. Electric stove/oven, hood microwave, modest refrigerator. However, our AC was absolutely shot before we even moved in; I will discuss that more in the maintenance section. However, the worst thing about living in these apartments has been the thinness of the floors above you. Our upstairs neighbors have kids who will run around, jump, stomp, and scream as if the parents are never there or even encouraging them to do it. We end up being the receiving end of it. If you have kids, hyper dogs, then for Pete's sake please don't live on the top floor. If you only want to live on the bottom floor, ask yourself if you're ready to deal with hellish noises from above if you have terrible neighbors; management will almost certainly not be doing anything if they're only loud. Overall infrastructure and noise score 2/10.
From that, I want to talk about management. Specifically, I had already mentioned our upstairs neighbors are a serious problem. Since June, I've called security 19 times and as far as I know there has yet to be any action by management against them. There's a very discouraging and hopeless feeling not know what, if anything, is being done. Management originally had told me they are handling it, but it's been months and many security calls later since I've heard anything from them. Another ocasion, my car had mild vandalism done to it. I logged a ticket on the online site asking if they could check security to see if it had happened here or if a suspect could be identified, but the ticket was marked complete without even so much as a call or email from the staff. Overall, this story tends to be the weakness of Bella Solara management: Communication is very inconsistent, and seemingly uncaring. Management score 3/10.
Lastly, maintenance is going to be another major factor you deal with by being a tenant at any resident. Maintenance here I feel cares about the quality of the work they do. When we had AC issues, it took many visits to resolve it, but they came time and time again until it was fixed. The major problem with maintenance, again, is management however. The communication to maintenance must occur through management, and that as you've already read is very challenge. Overall maintenance score 4/10.
Overall, living here hasn't been the worst. I will say Camden was better on some aspects, especially dealing with our noisy neighbor, maintenance communication, and security. However, not TOO MUCH degraded in quality when Bella Solara arrived, and some things genuinely have improved. Unfortunately, I'm not sure that I want to deal with the high communication hurdles with management and our insufferably horrible neighbors. Overall score 4/10.
