  • My experience in buying a home from Open Door was very similar to the gentleman, Erik V., and was the same roller coaster ride, especially with the lack of "completed repairs" or lack thereof. It took 3-4 attempts to get repairs done that were noted as completed by Gryphon. I too got the "work order" no traditional receipts explanation. Numerous pictures, my own inspection, and emails back and forth with various personnel at open door finally resolved the issue. I too was going to have my attorney present a cure notice. I didn't have an agent, saving me money, so maybe it would have gone smoother if I didn't have to go it alone. I closed on my house in Gilbert, AZ February 2017. There were some other delays related to HOA disclosures being sent out, so that could have gone more smoothly, but not the seller's fault. You are not allowed to use your own title company, etc. I was able to get their preferred title to match the fees of whom I normally use. I think there is room for improvement in the area of communication and follow through. Also, they are changing their model. Things originally advertised have since been eliminated or reduced. Just read everything, consult with a real estate attorney, and do your due diligence with them. The contact person, Ali, was the one who did follow through. (Final issue was access after closing. Code for door didn't work, but got in through unlocked garage door.) Not sure their business model is working, they bought the house from someone at a higher price, and sold it to me for 17K less excluding repairs and their costs to close and carry the house for 5-6 mos. I am glad it is over.
