| - Worst company EVER! DO NOT RENT FROM THEM! They don't even deserve one star. We should have known from the beginning that the experience was going to be bad. We had our move in date set and lease signed. And we all took off work that day in order to move in. However the house was not ready for move in on the date listed on the lease. We stopped by the property multiple times before then and only saw people working their once. AZ rental homes had a man, his young son, and wife painting the house with no air conditioning in the middle of the summer. She doesn't care about her employees either I guess. Janine notified us the day of our move in that it was not ready and had to terminate the current lease and create a new one with a new move in date. AND the utilities were already set to turn on under our name at that date, so her workers had our AC cranked up for them and we paid for it! We should have got out then!
Once you are moved in, Janine is impossible to get a hold of! She won't answer the phone or return emails for days or weeks. The AC in the master bedroom did not work. The room reached temperatures of over 90 degrees in the summer time. They refused to do any vent work to fix the problem because they would have to cut in to the ceiling and that would cost too much money. Luckily they brought a portable AC for the room and that solved the problem. However the next summer came around. I let Janine know MONTHS beforehand that I would need the portable AC back once temperatures started rising. She had A LOT of excuses for several months. It's being used, it's broken, they are buying new parts to fix it, they are buying a new one, its being used again. Why would you only have one?! What if two of your properties lose AC?! She also stated the AC is working properly because the rest of the house is cool. Just not the room I sleep in. Janine you try sleeping in a 90 degree room. This went on until we moved out. I should have taken legal action since they were not providing livable conditions for their tenants. They just don't care about their tenants.
Upon move out we left the house in way better condition than when we moved in. We submitted a written request to the office when we turned in our keys to be notified of the move out inspection/walk through, so we could be present. We never were. I was called after the fact and the man who did the walk through explained to me everything he came across. He listed a few small repairs here and there but said the place looked really great. He also said he would send me an email about everything we discussed. He did not, and I could not get a hold of him anytime after that. We received a letter stating what they would be withholding. $355 for landscaping (which we had done) $22 for smoke detector batteries, and $11 for air filters (which we replaced on our last day in the house). None of this stuff was mentioned on the phone form the man who did the walk through. But we didn't receive a check for the remainder. Only after threatening to take legal action did we receive a check. Almost 3 weeks late from the legal date we should have received it.
This company has caused nothing but stressed. We should have done our research before renting from AZ Rental Homes. Janine, I hope that you learn good customer service and how to run a company. And you should probably try to adhere to the Landlord and Tenant Act before it bites you in the butt.
