| - As with many things in life, it completely depends on who you get to help you out. We had two re-inspections from Home Inspection Carolina and one went one way (bad) and one went the other (good).
The first was by someone who, by all accounts, probably shouldn't be in this field. He simply came to the house, read the inspection report off his Blackberry, wandered around and did little. In fact, many of the items he cut and pasted out of the original report, saying "needs review by specialized contractor". He didn't even look to see if it had been addressed.
After we complained (somewhat loudly), we had the original inspector come out - the morning of our closing - and re-check everything. He showed the same professionalism he did the first time and he went through everything with a fine-toothed comb, giving us the peace of mind we desired.
Just make sure if you don't get the right inspector, you call them and complain - they will make it right. While it's not ideal, at least you can be sure that they will do the right thing, and that's important.
The downside is that in order to make our closing - and not push it back yet again - the original inspector had a very small window, and so a few things were missed and we went on the repair contractor's word, so we ended up spending more money than we needed to. We could have moved the closing again and not done this, but just be aware that your eyes may be better than anyone's. Their word isn't always the best.
