| - I'm honestly surprised by the bad reviews here. I've been here for a full year and can honestly say that this is one of my favorite apartments I've ever had the pleasure of renting.
1. The location is fantastic. I work downtown, so the ease of hopping on the 95 is a little luxury. I can jet downtown in 10 minutes or be on the strip in 15. Plus, I'm convinced that every store in the world is located on Rainbow - the apartments are within minutes of multiple banks, grocery stores, restaurants, Starbucks (across the street, just saying) etc.
2. The amenities are plentiful. Each resident gets one assigned covered spot. There are uncovered spots scattered around the complex if you own two cars. The gym provides treadmills, elliptical, bikes, weight machines, free weights and medicine balls. The space is large enough to accommodate a large group comfortably, although there are rarely more than 3 other people in there at any given time. I am a huge fan of the hot tub and the pool. During the summer, the pool can get crowded, but because of the configuration, it almost feels like you have a tiny private pool all to yourself. There are bbq's all over the complex. I've used the grill at the pool many times, it's fantastic. There are also grassy patches all over for dogs to roam and perhaps my favorite addition of all...the complex provides bags for your dogs' business. That's right - free, never ending supply of poop bags.
3. The neighbors are all extremely quiet. Maybe I've lucked out, but I've never been disturbed by anyone, ever.
4. There is night security. The guards make rounds at night and if you ever need something after office hours, you can call the security team directly.
5. Maintenance is a breeze. Over the year we had the usual issues pop up: clogged sink, broken disposal, burned out light bulbs, blown fuses...we never waited more than two days (if low level priority) for maintenance to arrive. If something needed urgent attention, a crew was sent immediately. Plus, the guys are incredibly nice!
6. The office staff is a dream. Whether you call or visit in person (9a - 6p, even on weekends), the staff are polite and responsive. I give the whole crew an A+.
7. The utilities are reasonable ... for half the year.. but it IS the dessert. The heat and AC system is super effective. You can heat up or cool off your unit in a matter of minutes. The bills during the fall and spring are reasonable, under $60 for electric, water and gas. The summer months, however, can be a little steep. Our utility bill for AC alone averages about $200 a month. From what I hear from friends in other complexes, their bills are about the same. I'm just happy to have AC.
The units are comfortable. I have a one bedroom with two balconies and big french doors in the bedroom. It's more than enough space for myself, my wife and our dog. The rent is beyond reasonable.
If you can't tell from my lengthy review, we love this place.
