  • I waited until moving out before writing my review. I have been a renter for 14 years and my husband for 24 years, so we have been subjected the spectrum of management companies in several different states. We finally bought our first home, since we are able to settle in one place, which is why we left the Villas. The management was excellent. They were polite and helpful at move-in. I went into labor the night we began moving in and was held in the hospital longer than expected. Management allowed us to submit our move-in inspection sheet later than usual as a result. That was very impressive to me, as some management companies seem to stick to the letter of the law just to give you a hard time. We lived there for 1.5 years and only had a few maintenance issues. One time, our air conditioner went out after hours. We called and left a message for emergencies and within 40 minutes, someone was outside with a flashlight fixing our AC unit. This was especially appreciated since it was in the middle of the AZ summer. The buildings are well maintained. We moved into a unit with brand new flooring and paint. We loved that we had an attached garage (almost all units do) which added to our privacy and storage capacity. The landscaping is well maintained. Someone mentioned the excessive amount of time that was being spent by landscapers - I noticed that as well, but I also noticed that it stopped. Apparently it was addressed, which was very much appreciated. Six month and 12 month leases are the same monthly price, allowing for a lot of flexibility. When it came time for renewal, our rent did not increase at all. That has never happened to us before. Usually, management companies like to turn and burn because It's somehow profitable for them. When the second lease renewal came around (we did not renew because we were moving anyway) there was a very modest increase. We were told that we had the option of petitioning corporate to keep or current rent (wow, really? Never seen that before!). Also, while new renters would pay quite a bit more since market value had increased, current tenants were not asked to pay much more at all. This is very impressive. It tells me that they value their current tenants. I've never seen this before, either. We needed to extend our lease an extra month because our new house was being built and it ended up taking longer than was originally projected. Since the unit was not yet rented, management allowed us to extend our lease for an extra month and the charge for the new rent was only $100 more than we were paying. That is a STEAL of a deal. In most places we've lived, the "month-to-month" rate is usually close to double the base rent. We've always been thanked for leaving rentals in the same or better condition than they were when we moved in with the exception of one time, where a certain large management company here in AZ attempted to scam us and we had to get a lawyer (we won). Ever since that happened, moving out has been very stressful to us because we never know when we will encounter another similar situation. Villas treated us like gold. They thanked us for taking good care of the unit, they complimented our cleanliness and they gave us a full return of our deposit. Here are a couple of negatives so you believe I am a real former tenant: When you sign your lease, you agree to not write negative things about the company online without first trying to resolve them with Management Support. At first, this bothered me but then I realized that the intent to work things out as almost a partnership was mutual. For this reason, though, you may not see too many negative reviews online. I do not see a real reason why there would be too many complaints, though. Secondly, there are a LOT of bugs... but if you have a problem, call management and they'll schedule for someone to spray for you - they have a company come by every Friday so you will not have to wait long. Lastly, we lived on the west side of the property, which I do not recommend doing. The pool at Franklin (school) is very loud and loud music is blared all summer at crazy hours. Sometimes they'll host parties until 10 pm. If you have a small child, it can be frustrating to deal with the noise. Also, our SRP bill was unspeakably high during the summer on that side of the building. We kept the temperature between 78 and 80 for a 2 bedroom unit. The sun was so hot that it melted the trim around our windows and glued them shut. Our summer SRP bills were between $300 and $400 for one month. However, if you elect to get on the budget billing plan where that cost is distributed throughout the year, it isn't quite so bad, so I recommend doing that. I belong to a couple of online closed groups of women in Arizona (about 4,000 members in each group) and I recommend Villas to anyone who asks for somewhere to live. If we were still renting, we would have stayed at the Villas.
