  • So I know the rental property business is not an easy one to work in BUT with that being said I'm super glad I did not go through with renting from AH4R. My experience started when there was a rental property I wanted to get my name on first. So I called and asked to be put on a list so I can see it when it becomes available. The woman on the phone told me the only way to do that was to was to apply. I was fine with that because I thought paying the application fee would give me first dibs and seeing rights. Plus the area was great. Never was I informed that I would have to sign anything without seeing the property first. Then there was our leasing agent. Kimberly Kingham was rude and seemed to be purposely not forthcoming with information. During the difficult and annoying online application process, Kimberly decided to cancel the application not once but twice in haste. The first time was because we did not respond to an email within a few hours, which I told her I work 9-5 and am usually in meetings all day so I had to respond to her after 5 pm. I then had to ask her to please UN-cancel the application and let me fill in the details that SHE forgot to tell me were needed. The the second time she canceled in haste was when I starting asking questions about the lease. We were approved for the home and I wanted to thoroughly read what I was signing. So I did and sent her several questions. This seemed to really cook her goose and she started getting snarky and completely avoiding questions. I wanted to know if I had the option to use my own utilities company instead of going through their odd 3rd party one. The lease clearly stated if you wish to do so you will just have to pay the fees of switching them back to their name. This QUESTION Kimberly did NOT like. She replied rudely and acted as if we had already done it. It was a simple question, not an after the fact situation. Her disrespectful reply was not needed. Then I had questions about signing the lease. The lease also clearly stated that before you sign anything you should have had the right to fully inspect the home for things like bed-bugs, etc. So I brought this up, again she was rude and avoided my questions and just kept replying with "Do not bring your certified funds unless you have signed the lease." Well I never said I was going to, but that seemed to be her favorite thing to defer to since she said it about 5 times within a couple emails instead of just giving me a straight forward answer to my questions. So I repeated my question about my right to see the property before signing the lease. She then in haste cancels the application. No warning. I had to ask her again to re-instate the application and give me the full 48 hours promised I had to sign the lease. With long debate and after this dishonest, rude encounter it made me think: maybe I shouldn't trust this company. If they won't answer a few simple questions what makes me think they would be truthful, honest or helpful down the road. Yeah I'm mad I lost my application fees BUT I think I dogged a bigger bullet by not signing with AH4R. I guess I can thank Kimberly in way for helping me see the light about this dishonest company and their ill-mannered employees. And AH4R, you can thank Kimberly for helping YOU loose a potential tenant.
