  • I would like to post an update to Mr. Bob Page's response. I like that it took over a year for PPM to have anything to say about their poor business skills. As to "up front" fees, their website claims none are due however, when I signed a contract with PPM, an employee by the name of Debbie told me that "normally we do not even post the listing with the MLS until the $500 is put into the reserve account." Now, this was something Mr. Page and I discussed when he viewed my property before any documents were signed and he said there was no problem for the $500 reserve account funds to come out of the first month's rent. Later that very same day, Debbie called me back to tell me she was wrong, she had found documentation stating that I was correct and the reserve funds were to come out of the first month's rent. I should have known at that moment that the communication was sub par with PPM. On page four, number 2. of the PPM rental application it states "Applicant declares that the information contained herein is true and correct, and applicant authorizes an employment check, criminal check, credit check, VERIFICATION OF REFERENCES and current and previous landlords." This led me to believe that PPM would check references of applicants. In an email dated October 15, 2012 from a PPM employee she states that PPM does not require any references for applicants, therefore the application on the website is false (false advertisement). And lastly, there will never be a justification for Mr. Page trying to steal almost $400 from my reserve account. I have emails from him stating that the tenants needed the money to stay in a hotel while there was work completed on my property. He was lying. First he tried to say that my insurance would reimburse me, which I verified through the insurance company that unnecessary hotel stays were not covered, and they would not be paying, then later, the tenants contacted me and told me they never asked for any money to stay in a hotel. When I complained to Mr. Page he said that he would pay the money for the hotel himself if the insurance would not cover it, so essentially he ended up having to put the money he took back into the reserve account. It was never that the tenants were bad, it was PPM being misleading. PPM must not have looked over the rental agreement as it was for two people on every page except in one spot there was a third name, and to me it looked like a middle name. Come to find out there were three adults and two children living in the property. All I asked was that I be kept in the loop as it is MY property, and I just need someone to manage it. I am paying for a management service, which to me means you work for me and when it comes to my property I have the final say. I felt it was important to know how many people are living in the property because it is a single family residence, I did not want to find out there were really 15 people living there or something crazy. PPM was misleading and dishonest. I stand by my first review, I do NOT recommend them.
