  • This is what is now called '80 on Gibson' and boy, I must say, don't read anything on here prior to December 2015. They switched management right around then, and this new one SUCKSSSSS!!! 1. They overcharge. 2. My total utility bill here is higher than the total utility bill at a 4 bedroom house, which doesn't make sense. Everyone splits water cost...I don't think I should have to pay for the sprinklers. 3. Maintenance is ok...if they ever get stuff done. 4. Communication is the worst. The new residents have to pay a Community Maintenance Charge, which in itself seems ridiculous since the rents are so high, but the hot tub was out for a week, the grill doesn't work, so it makes no sense why we pay it. 5. What is a real estate fee? We pay that too!! 6. Save your money. The same management owns the Edge and Vantage...stay away from those as well! I lived at multiple communities here in Vegas, and unfortunately, I signed a lease early on in the new management so i had no idea how crappy it was, but definitely regret that decision.
