All the reviews posted are from the renters POV. Now hear from an owner. I'd been with Nicklin for 10 yrs. and I'll give them 5 stars for paperwork. They are very thorough with vetting prospective tenants and look for quality renters BUT you can't control people and people will fool you. My 1st tenant with them subletted to "his daughter" (not his daughter and she had a big dog) without telling anyone and was shocked when we kept his entire deposit for defrauding us. She did pay the rent and flew under the radar so Nicklin didn't know.
My second tenant 7 yrs paid her rent on time every month and called the minute she had any issues (which often cost me 50% of whatever repair she was complaining about). She asked if she could have a dog and I agreed. Come to find out that she had 2 dogs + a cat. None of whom she ever walked so they used the carpets as their bathroom. I specifically said NO smokers and she lied about that as well. To that end I wish Nicklin had checked up on her more than they did. She fooled me as well 6 months ago when I came to inspect the property myself. She was great with removing the animals and perfuming the place so I didn't know the extent of the damage she'd caused.
I'm now living in the property but can't stay now that it wreaks of smoke smell (which sadly cannot be undone). In the future I will be more diligent and involved about who is living in my property and get updates from the neighbors. If you are an absentee landlord learn to expect the worst no matter who is managing your property.
P.S. I've been a renter more than 1/2 my life so there are quality renters to be found but it's a needle in a haystack and I do applaud property management companies that stick to their guns about who to rent to. Probably less headaches for them in the long run.
