Understanding that property management is a challenging industry in which there are probably far more bad tenants than bad property managers, I'm still so disappointed with AH4R. I've lived in my rental for ten plus years, most of those years with the property under management by the builder themselves. When AH4R purchased the residence I got a little nervous as the former property management company was incredibly responsive, honest, and human.
AH4R has turned out to be everything I was hoping they weren't. I'm a faceless number. Responses are typically slow if they happen at all. No consideration is given to the cosmetic upkeep of the house. I spend a tremendous amount of money to ensure I'm taking care of the property in the way I would if I owned it. I've never even had to file a maintenance claim as I maintain things well enough that nothing has ever gotten to a state of disrepair. Not only will the company not put a penny into the kinds of maintenance that they'd be spending money on if I moved out and they had to find a new tenant, but they refuse to consider approving an improvement that I'm willing to make out of pocket. All the while my rent goes up 8-10% each year.
I won't move out of spite as I truly love where I live, but I think AH4R is incredibly shortsighted to not work with me on the improvements based on the high cost of moving tenants out/into a property. You'd think they'd be incented to keep a tenant in place.
