Do not rent from Action Property Management.
In the 5 years i've rented from APM, the only thing that's gone without a problem is their collection of rent. If you do decide to rent, be very very very meticulous in noting problems with the property prior to moving in. This cannot be overstated. Be prepared to never speak to Terry and infrequently getting through to his staff over the phone. Also make sure to have a decent lawyer because the Owner, Terry Kozell, depends on his tenants having no legal representation. Below are some of the bigger issues encountered in the last 5 years.
1. Our AC unit was not functioning properly during the summer which caused it to run the entire day, while the temperature inside the house never got below 80 degrees. This caused astronomical electricity bills. APM sent several AC techs out to "repair" the unit after the 1st tech informed them that the unit needed replacing. This went on for 3 AZ SUMMERS!! The unit was finally replaced after my lawyer sent a letter asking for replacement or breaking the lease without being charged.
2. During the initial showing, the home was being painted. There was white paint all over the carpet which the showing agent stated would be replaced prior to us moving in. It wasn't. A week later the carpet was still covered in paint and APM charged us rent while we waited for it to be replaced.
3. We signed a 1 year lease extension every December allowing a $51 discount in rent. After 5 years of doing this, for some reason APM declined to accept the 2015 extension. The $51 discount was no longer applied. The only problem is we weren't informed until July 2015. For 7 months our account accrued this balance. I was never able to speak with Terry, however his staff informed me that he "is not legally obligated to accept any lease extensions OR notify any tenants of an extension being declined."
