| - I realize that another 1 star review for DWP is really just beating a dead horse with a stick, and yet...here I go.
Update: DWP has now decided that they are done communicating with us and are no longer returning phone calls, emails or letters. We remain at dispute over charges, however they have sent a "final notice" for an adjusted amount that still does not address inconsistencies with what was at the property at move in vs the condition of the property on move out, and paint policies which are confusing at best, and for which they refuse to answer our questions about.
RUN!!! If you are here because you are considering a DWP home lease and you want to see what your experience with the company will be like, lets put it like this:
Move in: house filthy, called, they said "Everybody's idea of clean is different" and gave me $100 credit to clean myself.
tenancy: well, not entirely bad. Interactions were courteous, repairs made promptly, only problem was a VERY BAD NEIGHBOR ...when we explained the situation to DWP, they were sympathetic, but unwilling to allow for an extraordinary circumstance break of lease...which...as it turns out, we were under no legal obligation to fulfill. (We had agreed to rent the property for 24 months, but legally, the lease was only for 13 months. Not once did the representative who claimed to understand and appreciate our situation bring up the fact that legally, our lease was only a 13 month agreement, and we were under no legal obligation to stay....majorly disappointed, but probably shouldn't be surprised.)
move out: not a pleasant experience at all. I would love to know what percentage of DWP tenants actually receive a full refund of their deposit. I'm guessing its not very high. We left our home feeling confident that not only had we cleaned the home well, but that we had left the home undeniably cleaner than it had been received in. We turned in our keys, were asked if we would like to be present for the walk through (in our naivete we said NO! WRONG ANSWER!!!! We were charged for every speck of dust they could find...which wasn't many, but I'm thinking we were charged about $200 to wipe down an air register I couldn't reach...they won't itemize quite that thoroughly, so they can't prove I'm NOT being charged that...) Anyways, not only were we not returned our deposit, we were charged for repairs to the property that we had requested on move in but were denied by the property owner, cleaning (seriously, a dusty air return, a spot where apparently cleaner was left pooling on the floor and when dried left a "ring", and a corner of something I can't identify that had a thin layer of dust accumulated...
Sum total of it all?
If money is no object, and you love the property, go ahead, rent from DWP, but no matter how great a tenant you believe you may be, DWP will do their best to prove to you that you are not what you think you are. Don't expect fairness on moveout, it won't happen.
