| - I LOVE this property! 4.5 to me! I moved in November 2017 and it's like paradise! I'll explain why I chose 4 stars versus 5! The building and amenities are superb! You just cannot find a private greenbelt with a dog park, dog wash, 2 pools, community garden and ping pong table with the view Citrine has. Nor the walking benefits of being on one of the hottest corners in Arcadia. I have lived in South Mountain, Phoenix, and Scottsdale and this WINS! The maintenance and grounds crew work diligently every day to keep property pristine. They are friendly, helpful, fast and work hard - starting at 7am, even on Sunday! The clubhouses are very nice, usable and kept in good order. Housekeeping visits property almost daily and keeps it just as clean. It's really a secret paradise and so far it has been worth the upgraded price.
I've gotten great customer service from Samantha & Adrienne. They are friendly and helpful - Adrienne even took a large package to my place for me on the dolly. (Which by the way is available for community use!)
My neighbors and community people are REALLY great! 90% are very mature, friendly, quiet and have a professional demeanor and vibe!
The only reason it's not 5 starts are minor issues.
To be expected there is a small percentage of lazy dog owners who do not pick up (even right next to the new bag & waste can). It's still very few compared to other communities. While not their job, maintenance does decent job cleaning up anyway, as well as a few residents. Many owners talk about not being able to use dog park because their dog refuses, others use it daily!! While fantastic in idea the deep design of it inhibits impacts cleanliness as water gathers. The odor is so strong... I don't know what solves that because it's a fantastic amenity! My last complex switched to turf and it helped some, but not totally. It's too bad they didn't fill it and have sprinklers so it's not deep like a pool. My last community did give out $$$ fines for not picking up. More waste area containers might help.
There are a billion fruit flies in the trash room! They tend to migrate to back of building and in apartments! There are lots of solutions to kill off fruit flies or minimize, from vinegar and a little bit of soap in a bowl to products at home depot. I know, I had to get for my apartment. I think if they put something up in there it would help. Minimally for maintenance who work HARD to keep that clean and usable area.
There was a time in the beginning when coffee machines weren't restocked and out on weekends. They do run out of cups more than necessary. AND it would be great for non coffee drinkers downstairs and up to have hot chocolate and tea options for Kreuger machines!
Lastly, just several inconsistencies in what I was told during my tour and what is actually truth. I'm happy enough those things don't matter as it's clear there were a lot of management difficulties. I chalked that up to poor leadership, hiring and training. With a great leadership and a friendly, effective apartment manager this property would be a 5 star! I'll see how things evolve with new management and happily move this to 5 star!
I see the one really bad review... and there is always an outlier and truths to both sides. But make no mistake this is an AWESOME, LUXURY paradise like community you won't find else where!!!
