  • There is an application fee and if you're approved, it doesn't go toward your first month's rent. Our rent goes up $15 per year. Our neighbors are all paying different rents.... for the same size unit. Walls seem thick and fairly soundproof. One good thing about an old building. As for the people above us, most nights, as we're trying to fall asleep, it sounds like a giant toddler is learning to walk. Maybe 1/4 of the units have a dog. I rarely hear any barking though and most owners pick up their dog's poo. Except for the building way down at the very end of Wyoming. There is always poo in that lawn. The heat is included in the rent, which was a selling feature, initially. We can't control the temperature though. There is a dial in the corner of the living room, near the floor, with numbers 1-5. We have tried every number to try and keep our temperature between 66 and 70 and we can't regulate it. The dial doesn't tell you what the temp is. We've resorted to not turning our heat on at all. In the winter, without the heat turned on, its between 73-78 degrees in our unit, depending on the temp outside. Management told us to keep our heat on at least Level 2 so the pipes don't freeze. If we did that, it would be 77 degrees in here. Our neighbor also doesn't turn their heat on in the winter. They crack their windows as to not overheat. Not sure why its so warm in here. When people visit us, they comment about how warm our floors are. The patios and balconies are big enough for two chairs and a small table. You are allowed to grill if you do it ten feet from the building. There is a playground across the street that is swirling with children pretty much every day that is above 50 degrees. A school bus drops off right by this playground and about 15-20 older kids get off there. Lots of children in the neighborhood. As for bugs, we've had spiders, centipedes and some other bug I can't identify. Currently, we're battling tiny ants, despite putting out poison and being a clean freak. They come anyway. Beware of the building directly across from the playground. There is a larger dog in that building with an aggressive (read: dangerous) dog. Its mostly black with some white. If you have small children or a dog, I'd think twice. I don't believe they use dog safe salt in the winter on the sidewalks. Looks like the generic cheap stuff. Speaking of the sidewalks, they are often times covered in mud. During the winter, instead of using a snowthrower, they use a 4-wheeler with a plow on it. The sidewalk is more narrow than the plow, so the plow ends up tearing up the grass on either side. Then when the snow melts or any time it rains, mud puddles cover the walkways. The washing machines and dryers... they are $1.25 each. The wash area is dirty, as are the machines themselves, especially the washer. The washing machines are crusted with years of dirt and scum on the inner lid. The water on the washer doesn't fill up enough so I always have to get pitchers of water to add and the dryer doesn't dry clothes on one cycle, so it actually costs $2.50 to dry. Speaking of water, since living here, my hair is always a super tangled mess after a shower. I've had to cut it short. I don't believe they soften their water. The location is ideal- right off the freeway ramp, yet tucked back enough that you're not on a main road. There are bald spots in the grass and bushes that are dead. The buildings need a power washing, as they are coated in dead bugs and cobwebs, but its never done. Their are weeds growing in the wood chips. Our electric bill is around $30-35/mo here and we are two adults that never use our air conditioning. Neighbors that use theirs pay about $120/month for daily use. The dishwasher is ancient, but it works. Garbage disposal works too. The bathroom and bedroom are good sized. You can fit a king mattress, two nightstands and two tall dressers, easily. The bathroom has some counter space and a big linen closet. You can't pay rent with a credit card, which is a bummer because I have a card with 2% cashback. But they do have autopay (from your checking). However, there's a $1 fee to pay online. The maintenance staff is responsive about most things, but not all. You can file requests online and they always come within 2 days and are friendly people. I had them come to fix one thing, and they did, and while they were here, they installed a new showerhead. Nice surprise there. But they don't necessarily fix EVERYTHING you complain about. Since we moved in, we've needed a new patio door as ours is original to the building and worn out. I can't open it (you need a lot of muscle). A year later, still waiting on that new door. Haven't seen roaches. In December, they announce a holiday decorating contest, but oddly, there is no prize. Each building has a free parking lot, plus there's street parking for free. In the winter, they do 'alternate side parking' on the street. Tip: NEGOTIATE your rent!
