  • Pro's: NOT the management company, that's for sure. They have a nice pool Great landscapping Location in Tempe is decent That's literally about it. Con's: The rent is way over priced. The pool and landscaping are the only things worth anything. Apartments are generally small unless you are in a 3 br. Management gives zero eff's about you or customer service, especially once you decide to move. They will try to charge you move out fee's that aren't right. I lived in a 1 bedroom SB unit for about 15-18 months. So here's my expieience with move out fee's and SB The carpet for pretty much ANY apartment with the entire whooping 800 sq ft will definitely be dirty and have dirt stains. There is no where to walk in the apartment, they told me they expect carpets to last like 3+ years. How in the world do they expect a carpet for a 800sq ft unit to last through 3 years? Here's where it gets good. About 3-4 months before I moved out, the unit above us had a major water pipe break and leaked A TON of water all over the living room and kitchen. This happened about 5am, so I woke up to that and spent the next couple of hours trying to control the flooding as best I could. Carpet ended up being COMPLETELY soaked in gross brown water (probably from insulation/dirt in the walls that leaked through with it). When the company that they brought it to fix this finally showed up, they ended up pulling up the carpet to stick a fan that they left on for about 2 days. Super loud, and my sleep was lacking to say the least during this time. This issue left behind a lingering smell and the apartment representatives never came to see the damage or replace our carpet. OR EVEN HAVE A CARPET COMPANY COME CLEAN IT. They are claiming we tore up the carpet but this was in fact done because the repair company pullued up the carpet! and it was also damaged from me trying to drag stuff out of the kitchen, to outside where my stuff was safe and not being soaked. On move out, SB decided it wise that they charge us for full carpet replacement. So even with this clear and blatant issue, they give zero eff's and wont even negotiate the fee down. So disappointed in them, and fully regret ever considering San Marbeya a home. PS. I now live in a 3 br house with my own pool and backyard in tempe, off of Priest and University. So be wise, apartment hunter! There are many, many, many better options in Tempe than San "Rip Off" Maybeya.
