| - So, we've been living here just over a month & although I love the location and that we can walk everywhere, we have pretty much decided already that we will not renew our lease after a year unless we move to a top floor apartment.
As a born & raised New Yorker who has lived in an apartment for 99% of my life, I am really surprised at what I have seen at the Broadstone, especially for the money that people pay.
Very few landlords will have a pool party with free booze and really loud music when the majority of their residents are millennials who are inconsiderate when it comes to noise levels etc. with their neighbors. There have been two since we moved in.
Apparently the rent - which is high for the sq footage - is because of the building's location & "amenities" - amenities we have not been able to take advantage of on the weekends or evenings (basically whenever we are home) because there have been loud pool parties geared towards the 20-somethings in the building and crowds of people in the club room whenever we want to stop in - the building is SO not catered to people in their 40s & up or with families who appreciate peace, quiet & privacy.
It is hugely inconsiderate to have the music level as high as they do, towards families whose apartments face the courtyard, especially since there is NO soundproofing here. If there is someone singing on the bridge at the waterfront we can hear it in our apartment.
The most annoying thing about living here is the key fob nightmare - I understand the need for security, but it makes no sense whatsoever that you need a key fob to get to every floor - even leaving the building - which means that you need to walk your guests out unless they take one elevator (no lobby in the building by the way) down to a particular level in the garage - otherwise you need to walk them out. It makes sense to need a fob to get into the building but once in, you shouldn't need one to get out - also, if you take the stairs you don't need one at all - I'm guessing any security threat would figure that oversight out pretty quickly. Robbers can use the stairs! It's an absolute nightmare if you have shopping bags.
The person over me has no idea that someone lives underneath them as they click around in heels 50% of the time & the other 50% clomp around like they weigh 400 lbs - why can't people walk quietly? I am hyper aware of how lightly I step to be considerate of the people under me - the fact that the floors & walls are thin & obviously lacking in any form of a sound barrier does not help.
If you are thinking of living here - it is ALL about location, the decor in the leasing office, around the pool & in the club is beautifully done but there is also the following cons to consider
- high pricing for very small square footage & they gouge you for common area utilities (NEVER done in NYC - considering that they already charge too much & in most places the common area utilities are already factored into the rent, the rent is not the same amount from month to month)
-Incredibly difficult access for guests/visitors when entering and exiting. A pain for people who live here, too. Everytime I get on the elevator & there are people in it someone always comments about the need for the fob & not in a good way.
-Paper-thin walls, ceilings and doors (lack of privacy and you can hear everything upstairs and in your hall) - literally hear it every time the person upstairs takes every step (doesn't help that they stomp when they walk)
-Units are lacking storage/coat closet area - but there are a ton of storage units for rent in the building. They obviously thought about milking tenants when building this place.
- "Party" atmosphere - if you ever wanted to live at the "W" hotel in downtown Scottsdale, that is what this building is going for. Posers, millennials & wanna be barbies welcome, everyone else has to put up with the dorm like atmosphere in the hallways. Literally, 5-6 people hanging out in the hallways all of the time. Seems like everyone under 30 in the building knows each other or moved in together - I guess their parents got some sort of bulk discount.
So to sum up, if you want to live in a pretty, loud dorm with a great location - this is the place!
