| - The Summit at Copper Square is one of the newest downtown Phoenix luxury condo constructions, though many newer ones will be popping up over the next 1-2 years. I'd say it has the coolest location of any complex in Phoenix that I'm aware of, for the simple reason that it is built literally next to Chase Field. Its million dollar penthouse suites offer a direct though limited view onto the baseball field itself (for the 0.001% of Yelpers that is relevant for). Other resident peons who earn less than 7 figures still have the luxury of being able to attend Dback games by simply pushing the "L" button on their elevator and taking a 10 second walk outside.
I'm intimately familiar with the location because I live in a small, 4-story building about 2 blocks away. The Summit is actually in direct view from my balcony, with Chase Field in the background, and now that construction is finished I have to say that it's a beautiful building. The developers took a risk with the structure's bold colors (blue with some gold) that really stand out against the rest of Phoenix's skyline, but it works for me as someone who has to see it every day and night.
The premium one might pay for living here should, I think, be reduced by some bad news downtowners got some weeks ago. Developer Robert Sarver had been planning to build a spectacular "W" hotel right next to US Airways Arena, which would have also been just 50 or so yards from the Summit. Sarver recently pulled out from the deal, due in part to a legal dispute with local community activists over historic preservation issues. (The whole thing makes my blood boil but I'll leave out my opinion and save it for another day. Anyone curious can PM me for background info). There are no known plans for the old warehouse where the W was going to be built, as of now. On the up-side, near-by new projects include the massive Cityscape project and the Jackson Street Entertainment District. Google both for info.
I was dismayed when I began looking at prices of individual units, which is why the Summit loses one star. The cheapest one I found, for a unit that was about 900 square feet, was a ridiculously high $425,000 (plus HOA = $200/month). What's worse is that that particular unit had primarily a south view. FYI: A "south view" in that section of downtown Phoenix = a view of the ghetto. Realtors may also try and sell you on the "mountain view", referring to the view of South Mountain Park off in the southerly distance. This is purely subjective. I grew up in Tucson, which is a desert city surrounded by 4 beautiful mountain ranges, with the most dramatically gorgeous one being the Catalina Foothills in the north. I consider a view of the towering, forested and sometimes snow-capped Catalinas to be a "mountain view". South Mountain is pretty underwhelming. But judge for yourself. I think a northview is probably the nicest, since it will include the entire downtown skyline, followed by an eastview since that would overlook Chase Field and the East Valley behind it.
Bottom line: prices need to come down. Most sensible people don't want to pay $425,000 to live in a small 1-bedroom in downtown Phoenix. I love my city but we're not Manhattan for pete's sake.
